Under the direction of the General Manager, the Operations Manager implements, coordinates, and supports, with a flexible and proactive approach, the Operations Management Program to ensure that the asset value of the Center is maintained and protected.
ESSENTIAL FUNCTIONS
Ø Responsibility for maintenance of the mixed-use center and office property mechanical and electrical systems, custodial and landscape operations, and review of all tenant construction.
Ø Areas of responsibility would include both interior and exterior portions of the common area and project facilities.
Ø Coordinates and /or assists the work of Center contracted outside vendors including contract preparation as they relate to areas of responsibility.
Ø Develops and maintains an inventory of parts and supplies for Operations Department.
Ø Keeps all equipment and tools in safe working order.
Ø Works with General Manager to develop long range budget plans for maintenance and replacement of major cost items.
Ø Demonstrates a professional customer service approach with all tenants, providing appropriate support to ensure that tenants are in line with their own and the properties' goals.

SUPERVISOR RESPONSIBILITIES
This position manages all employees of the department and is responsible for leadership, performance management and hiring of the employees within its department.
WORK ENVIRONMENT
This job operates in both a professional office environment, and also "on-site" at the properties. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
While performing the "on-site" duties of this job, the employee is regularly required to operate mechanical tools and is exposed to fumes or airborne particles, moving mechanical parts and vibration.
The noise level in the work environment and job sites can be loud.PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
While performing the duties of this job, the employee is regularly required to talk or hear.The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
The employee is regularly required to sit; climb or balance; and stoop, kneel, crouch or crawl.The employee must frequently lift and/or move up to 20 pounds and occasionally lift and/or move up to 75 pounds.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
TRAVEL
Occasional travel is expected for this position.
REQUIRED EDUCATION AND EXPERIENCE
Ø 5 or more years' experience in facilities maintenance and supervision.
Ø At least 5 years' experience managing mechanical, electrical, plumbing, HVAC, fire protection and building automation systems.
Ø Must have understanding and ability to work on computer programs such as preventative maintenance programs, building automation systems, and Microsoft Office.
POSITION TYPE/EXPECTED HOURS OF WORKThis is a full-time position and hours of work and days are Monday through Friday 9:00 am to 6:00 pm. Evening and weekend work may be required as job duties demand. Employee may be required to be on-call at times.
