Purpose and Essential Duties
The Asset Manager will be to work with a set of Bernhard customers to review energy usage and strategies in order to implement the best practices.
This will include directly managing the O & M of the CEP for the campus and working with and mentoring the owner's staff on the O & M and energy usage of various facilities as part of a greater campus effort.
Specific responsibilities include:
- Seeks to maximize financial returns on the organization's real estate assets.
- Analyzes individual property's income and expenses and makes data driven decisions related to leasing or purchasing, financing, and capital improvements.
- Performs due diligence in advance of property acquisition.
- Visits properties, meets with tenants, and oversees work of property managers or maintenance staff.
- Reviewing of energy usage on a daily basis for the facility and to provide guidance, best practices, and modifications of current operations.
- Mentoring the owner on energy strategies.
- Managing the Central Energy Plant Operation and Maintenance including subcontractors, operators, and internal service providers.
- Managing the Maintenance Reserve Accounts for the CEP.
- Working with the operators to ensure the plant operates efficiently.
- Performing ongoing training of the Plant Operators.
- Developing and maintaining the Plant Operating Manual.
- Assisting the Bernhard EPC team with the coordination of engineering, procurement and construction activities with OMC operations.
- Coordinating onsite troubleshooting and diagnostic efforts with remote support services team.
Required Education, Experience and Qualifications
- 10 years of management experience in a central plant or facility required.
- 4 year Mechanical Engineering degree (ABET Accredited Program).
- 34 years of experience in mechanical construction with a large mechanical subcontractor or MEP design consultant.
- Well versed in building codes and associated standards.
- EIT registration required while working towards PE.
- Excellent communication and organizational skills.
- Effective verbal and written communication skills.
- Detail oriented and willing to tackle various ongoing projects in a fast paced environment.
- Well versed in the industry and the Company's competitors.
- Excellent multitasking skills, with the ability to perform duties outside of scope of work when necessary.

- PE preferred
