About your team

As an Assistant Field Engineer you will

  • Maintain asset database through existing CMMS (Computerized Maintenance Management System)
  • Evaluate existing facilities and draft life cycle reports summarizing the condition assessment, deficiencies observed, vital repairs, and estimated cost of repairs for building infrastructure
  • Provide detailed scope and rough cost estimates for short and long term repairs and renovations on projects. Assist with prioritizing capital projects for current and future fiscal year portfolio alongside operations managers, project managers, and program manager
  • Answer RFIs, reviewing submittals, and reviewing closeout documentation for project completion
  • Evaluate facilities for compliance with local building codes, government regulations, and other compliance requirements including but not limited to Title 24, NFPA, and FM Global data sheets
  • Collaborate with senior engineers and operations managers to maintain service contracts and bid packages, conduct job walks, award contracts, and facilitate and coordinate contract execution
  • Assist with asset management of the electrical and low voltage systems. Assist senior engineers and Operation Managers with development of integrated Facility Planning (IFP) to support development of capital planning.
  • Work with senior engineers with multiples HVAC control systems at Disney Studios. Assist with programming, maintaining, and upgrading plan for the low voltage control systems.
  • Collaborate with operation teams with sustainability initiatives including data gathering, technical assessment and data analysis
  • Partner with Design & Delivery project managers on various tenant improvement projects, acting as owner's representative throughout design and construction. Attend weekly construction meetings and facilitate communication between Operations Team and Project Managers
  • Analyze new technologies and/or initiatives for payback, operation validation, etc. for integration into standards and practices
  • Coordinate future plans for various improvements on existing facilities, with consultation from architects and engineers
  • Participate in development and maintenance of company standards
  • Work with Engineers and Operations teams with reliability and maintenance strategy analysis and development for assets and facilities. This included Failure Mode and Effect Analysis (FMEA), asset criticality assessments, preventative/predictive maintenance strategies, BOM/Spare part strategies, controls system maintenance/backup strategies, and documentation analysis (drawings, manuals, parts lists, etc.).
  • Coordinate onboarding including OEM manuals, recommended spare part list, asset tags generation and uploading to CMMS, mechanical/electrical/control schematics, control system backups, and training.
  • Lead turnkey projects through all phases of development, from initial analysis through construction completion and project closeout
  • Support small ongoing facilities projects/tasks including deliverables, milestones, schedules, and budgets
  • Partner with internal and external partners to see successful and timely completion of all projects
  • Lead internal team and/or external resources on construction and development efforts to support operation's preventive and corrective maintenance projects
  • Update schedules and reporting tools to track project status, cost and schedules
  • Collaborate with project controls and Project Managers and Engineering Managers on regular cost reports, cash flows, and any other need reporting as it pertains to Capital and Operating projects.
  • Inspect project sites to monitor progress and ensure conformance to design specifications and safety standards
  • Inspect materials, workmanship, architectural and mechanical and installations for conformance to plans and specifications
  • Leads and supports coordination and communication with partners with large planned maintenance activities for the operations team.

These are the skills you will need to be successful in this role
- +1 or more years of technical experience in facility-related systems (mechanical/HVAC, electrical, fire life safety, etc.)

  • Strong design and/or consulting background in facility operations and project management
