Responsibilities
- Oversee the daytoday operations of our properties in 5 mile radius totaling 250,000 square feet
- Physically visit and inspect each property on a routine basis. Review and discuss both positive and deficient findings with ownership. Coordinate and schedule any necessary followup to inspections, ensuring properties will always be maintained in a firstclass manner and comply with local laws and regulations.
- Meet and visit with tenants routinely to discuss satisfaction with building management and services provided.
- Address inquiries from tenants, contractors, owners, and township officials.
- Provide lease administration, including interpreting leases, and determining direct landlord vs. tenant responsibilities.
- Solicit, negotiate, and administer service contracts as required.
- Coordinate with vendors and contractors to ensure that repairs and maintenance are completed in a timely manner.
- Develop and maintain strong business relationships with tenants, vendors, and the local business community.
- Foster relationships with BOMA/local CRE members to maintain awareness of competitor activity and new business development opportunities.
- Provide leadership and direction, develop strategic goals, assign work, and training to the property management team.
- Maintain familiarity with all sections of leases related to operating provisions, services, expenses, tenant's use, and landlord's obligations.
- Maintain awareness of all preventative maintenance required on properties and ensure engineering staff and/or vendors are completing all maintenance per recommended schedules and scope of work.
- Prepare all information required for preparation of annual budgets.
- Provide 24hour coverage to meet the emergency needs of tenants, buildings, and management.
- Review and approve invoices for payment.
- Regularly exercise good judgment and decisionmaking logic to resolve daytoday operational issues.
Qualifications and Experience:
- Minimum of 3 years of commercial property management experience.
- Valid Driver's License and vehicle.
- Bachelor's Degree in business, real estate, or related field.
- Must have been responsible for 3+ COMMERCIAL properties.
- MS Outlook, Word, and Excel. Working knowledge of MRI/Workspeed, Replicon or Yardi is preferred.
- General understanding and knowledge of building components, systems, and mechanics.
- Ability to work independently but also be a team player.
- Excellent communication and interpersonal skills.
- Strong organizational and analytical skills.
- Must be able to handle multiple projects and changing priorities.
- Ability to provide efficient, timely, reliable, and courteous service to clients.
- Ability to be "on call" to respond to building issues after hours.
Job Types:

Pay:
$45, $65,000.00 per year
