    Rose Community Builders is a subsidiary entity which expands upon Jonathan Rose Companies' mission and work by providing Construction Management and General Contracting services to the projects we serve. We work exclusively with Jonathan Rose Companies on select rehabilitation projects where we can leverage our extensive experience in project planning, preconstruction, bidding, and the construction phase to deliver projects on time, on budget, and with the highest level of quality while ensuring prioritization of the residents' wellbeing throughout the design and construction process.

    Responsibilities:

    The Rose Community Builders' Project Manager is responsible for functioning leading and facilitating all aspects of the construction process for any given project, and for completing the project on time, on budget and within pre-established quality parameters.

    The pay range for this 1099 contractor position is $65,000 - $75,000 annually and is based upon factors including but not limited to related experience and time in the industry.

    PROJECT MANAGER RESPONSIBILITES
    • Assists the project manager with the design and construction phases of capital renovation projects. Areas of responsibility include, but are not limited to; creation, submission, and tracking of submittals, RFIs and other relevant project data.
      Creates, submits and tracks submittals, RFIs and other relevant project data.
      Maintains the contract documents to ensure a complete, current set is available and being utilized to complete the project.
      Examines the contract drawings and perform inspections of work in place to ensure proper installation and quality.
      Aids project manager and project superintendent in resolution of issues.
    LIAISON RESPONSIBILITIES
    • Acts as a liaison with project stakeholders including subcontractors, architects, engineering, ownership, residents, and property management concerning project details and deliverables.
    MEETINGS & FOLLOW-UPS
    • Ensures accurate minutes are kept and issued in a timely manner for all meetings.
    • Oversees action items from meetings, following up directly, or insuring the follow up of others, compiling or exchanging information and contacts, tracking issues, and providing other assistance.
    CLOSE-OUT DOCUMENTATION
    • Assists in the preparation, tracking, and submission of close out documentation including as-builts, operation and maintenance manuals, warranties, and attic stock.
    CHANGE ORDER REQUESTS
    • Assists with the review of change order requests against the contract documents.
    BID PACKAGES
    • Assists with preparation of bid packages for subcontractors, review of bids, and creation of leveling sheets and award recommendations.
    PUNCH LIST PROCESS
    • Manages the punch list process including scheduling, tracking, and close out of all issues from inception through completion.
    Requirements:
    • Bachelor's Degree in Construction Management, Engineering, Architecture or related discipline.
    • Would consider up to 4 additional years of related experience in lieu of college education.
    • Minimum of 1 year experience with project management through design and construction.
    • Experience with Microsoft Word, Excel and Project (or similar).
    • Experience with Procore is preferred.
    • Strong organizational skills and attention to detail, and the ability to prioritize.
    • Ability to communicate effectively in writing and verbally.
