The Property Manager is responsible for managing the daily operations of the property, including supervising team members and resources of the property to achieve established budgeted financial and operational goals.

The Property Manager must exercise strong interpersonal skills to effectively communicate and lead the on-site team, provide excellent resident customer service, and enforce established procedures.

Responsibilities:


  • Manages the property within financial guidelines, company policies, and ownership goals
  • Ensures property operations are legally compliant with all applicable regulatory requirements, not limited to OSHA, Fair Housing, and company safety guidelines
  • Performs daily physical inspections of the property and coordinates with the maintenance team
  • Directly supervises all staff, including work schedules, the delegation of duties, conflict resolution, training, and conducts performance evaluations
  • Posts open property positions, interviews, and hires all property employees
  • Develops budget, tracks variances with monthly narrative reporting, oversees the completion of reconciliations, and ensures smooth recovery process
  • A/P and A/R ? reviews and submits invoices from vendors for payment by reconciling work performed or products purchased, coding charges to appropriate GL codes, and manages communication between the vendor, accounting and the owner as needed
  • Accurately completes all company reports in a timely manner, including monthend and yearend as required
  • Analyzes, develops, and manages marketing plan while overseeing all lease administration duties
  • Meets leasing objectives by ensuring proper sales techniques are used including firsthand leasing
  • Implements, designs, and maintains resident retention programs, resident referral programs, and/or social activities
  • Exercises independent judgement and discretion to handle and resolve resident requests or concerns
  • Investigates and/or reports and incidents regarding the residents, employees, vendors, or others regarding
  • Ensures all company policies and procedures are upheld and infractions are properly reported

Requirements:


  • 3 ? 5 years of property management experience in leadership role
  • Competent in Fair Housing and must complete Fair Housing Certification
  • Strong communication skills
  • Strong conflictresolutions skills
  • Possess business and financial acumens
  • Selfmotivated with attention to detail
  • Ability to maintain positive relationships with internal and external contacts
  • Ability to exercise sound judgement
  • Ability to problemsolve and work as a team
  • Ability to walk and stand for extended periods of time
  • OneSite and RealPage experience preferred
  • Valid Driver?s License
