Grounds Punch Technician - Duluth - TMG/PPD/TRG

Job Summary:
The Grounds/Punch Technician is responsible for maintaining the physical appearance and cleanliness of the community's exterior areas, amenities, and vacant units. This position also supports the maintenance team by completing punch work and minor repairs necessary to prepare apartments for new residents. The ideal candidate is detail-oriented, proactive, and takes pride in keeping the property clean, functional, and welcoming.

Essential Duties and Responsibilities:
Grounds Responsibilities:

• Maintain the cleanliness of all outdoor areas, including walkways, parking lots, dumpster enclosures, breezeways, pool areas, and amenities.
• Remove litter, debris, and pet waste daily.
• Empty trash cans and maintain dog stations as needed.
• Perform minor landscaping tasks such as weeding, trimming, blowing sidewalks/curbs, and watering as directed.
• Notify the supervisor of any safety hazards, maintenance concerns, or unusual activity.

Punch/Turn Responsibilities:

• Assist in turning vacant units by completing punch items such as:
• Light drywall repair and paint touch-ups
• Replacing light bulbs, switch plates, and air filters
• Adjusting cabinet doors, installing blinds, and hardware replacements
• Caulking tubs, sinks, and backsplashes
• Report additional maintenance needs to the Maintenance Supervisor.
• Ensure all punch work meets company quality standards and is completed on schedule.

Qualifications:

• Previous experience in groundskeeping or general maintenance preferred.
• Basic knowledge of tools and equipment used in landscaping and maintenance.
• Ability to work outdoors in various weather conditions.
• Strong attention to detail and ability to follow instructions.
• Valid driver's license and reliable transportation preferred.

Physical Requirements:

• Ability to lift up to 50 lbs.
• Frequent walking, standing, bending, and lifting.
• Ability to use ladders and work at heights when necessary.

Schedule:

• Full-time position: schedule may include weekends, holidays, and on-call rotation as needed.

Travel Requirements

• Travel is required for trainings, onboarding, and company-led learning sessions.

• Travel may include visiting other TMG-managed communities and attending regional or corporate training events.

• Overnight travel may be required on occasion, depending on training schedules and business needs.
