Position Summary
The Building Maintenance Technician is responsible for performing highly diversified duties including, troubleshooting, repairs, and maintain of facility equipment in a residential highrise building in west LA.
Responsibilities and Duties
Essential Duties and Responsibilities
The essential functions of the Maintenance Specialist (no temporary) include, but are not limited to, the following:
Provide emergency/unscheduled repair equipment and performs scheduled preventive maintenance repairs.
Perform simple machinist duties.
Perform mechanical, electrical, pneumatic, hydraulic, troubleshooting, and repair.
Read and interpret equipment manuals and work orders to perform required maintenance and service.
Diagnose problems, replace or repair parts, test, and make adjustments.
Perform regular preventive maintenance on machines, equipment, and plant facilities.
Perform a variety of plumbing maintenance and carpentry functions.
Operate and repair the following systems and equipment: pumps, tanks, water lines, heat exchangers, pool, fountains, ancillary equipment, utilities (hot water, condensate, emergency generators, diesel engine driven pumps, cooling water, cooling water equipment's, compressed air, electric and wastewater lines).
Detect faulty operations, defective material, and report those and any unusual situations to proper supervision.
Comply with safety regulations and maintain clean and orderly work areas.
Perform other work-related duties as assigned.
Qualifications and Skills
Minimum Qualifications (Education, Experience, Skills)
The Maintenance Specialist (no temporary) requires a high school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and maintenance experience.
5+ years of experience in; strong hydraulic, pneumatic, mechanical, and industrial skills with some experience in HVAC. Boilers and water heaters' experience is preferred.
Must be highly motivated and able to work independently.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to sit.
The employee is occasionally required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
The employee must frequently lift and move up to 75 pounds and occasionally lift and move heavier weight necessary at times.
Specific vision abilities required by this job include close vision, color vision, and the ability to adjust focus.While performing the duties of this job, the employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and explosives.
The noise level in the work environment is usually moderate. However, in some instances, this job may require work in areas where ear protection is necessary.Benefits:
