MAINTENANCE LEAD:

The Maintenance LEAD is responsible for responding to maintenance requests as instructed by their Supervisor or as requested by residents or vendors.

This position ensures that the physical aspects of the community, both interior and exterior, meet the company's standards for cleanliness, appearance, safety and overall functionality as well as any applicable laws.

In addition, the Maintenance Lead participates in guiding and leading the maintenance team as well as assisting in diagnosing and repairing maintenance problems for the community.


JOB DESCRIPTION:

  • Schedules, monitors and/or performs preventative maintenance, apartment turns and service requests for residents and the community.
  • Leads in diagnosing problems and completing repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural, and appliances as well as any other areas specific to the needs of the community.
  • Ensures that service requests are responded to promptly and professionally within24 to 48 hours.
  • Ensures apartment homes have been turned in a timely and efficient manner as well as determines if work has been completed properly.
  • Communicates with the Community Manager on a daily basis to update the market ready schedule.
  • Inspect vacant units
  • Provides excellent customer service to prospective and current residents, and promotes a quality living experience for all residents.
  • Provides training, feed back and support to the maintenance team.
  • Review service request logs and sets priorities for work order completions.
  • Provides oncall service after hours as scheduled and performs emergency maintenance work when required.
  • Inspects buildings and grounds to ensure safety and cleanliness.
  • Assists Community Manager with scheduling and communicating with vendors and contractors.
  • Assists Community Manager with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
  • Assists with purchasing maintenance supplies for the community while staying within the planned budget.
  • Accurately prepares and submits property invoices in accordance with established guidelines.
  • Participates in Companyprovided training such as fair housing, safety, nondiscrimination, and harassment prevention.
  • Communicates with the Community Manager regarding the overall maintenance function of the property.
  • Complies with all company policies and procedures, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Completes any other/new tasks that may be required.

Pay:
$ $29.00 per hour

Expected hours: 40 per week
