Construction Project Superintendent

Job Responsibilities**
OVERVIEW & QUALIFICATIONS
Responsibilities include but are not limited to the following:

JOB SPECIFIC MANAGEMENT RESPONSIBILITIES

  • Setup and maintain the field office organization for specified project.
  • Develop and maintain the site logistics plan for the project, including installation, coordination, and maintenance of temporary and permanent site utilities (sewer, gas, electric, water, internet) parking, onsite storage options with Trades for trailers, materials, equipment, and general staging. Responsibility for managing the daytoday site, including daily housekeeping by each Trade
  • Manage the overall all project in compliance with contract documents as defined in contract with Owner and all Subcontractor-Suppliers contracts terms and defined scopes of work.
  • Conduct on site preconstruction meetings with each subcontractor prior to beginning work on site or starting a new phase of work to familiarize them with site specific requirements, Safety, Schedule, Parking, etc.
  • Review, understand and coordinate all work to meet requirements of the contract documents, drawings, specifications, shop drawings, submittals, approved change requests, applicable building codes, and schedule.
  • Assist Project Management Team in development and modifications to the overall schedule prior to construction commencement.
  • Coordinate and manage the daily project schedule, taking the lead in creating, updating and distribution of the 3week lookahead schedules weekly in coordination with overall schedule milestones.
  • Expedite and schedule key vendor materialequipment procurement items in coordination with schedule to the jobsite. Define onsite staging options with Trades prior to delivery.
  • Prepare Meeting Agenda and conduct weekly project scheduling meetings with Team to review schedule updates, coordination items, quality control, safety items and any other related issues. Issue Meeting minutes following the meeting to the project Team.
  • Participate and support Project Manager with biweekly Owner, Architect-Engineer and Trade contractor progress meetings.
  • Create and issue RFI's as needed and expedite resolution to same working with Team.
  • Assist in expediting submittals, change requests, and other required information in conjunction with project Team.
  • Manage all on site compliance of OSHA and company safety program requirements with support from company Safety Director.
  • Assist in development of Job Specific Quality Control plan and manage on site compliance.
  • Schedule, coordinate and participate in all required jobsite inspections required by local and state authorities during construction including final occupancy inspections.
  • Assist Team in creating punchlist and lead implementation of punchlist through completion.

PROJECT TEAM REPORTING STRUCTURE

  • Superintendent works side by side with Project Manager
  • Superintendent reports to Senior Project Manager and Director of Field Operations
  • Superintendent is supported by Senior Project Manager, Project Manager, Asst. Project Manager, Administrative Staff, Safety Director, Self-Perform Tradesmen-Foremen, other company Superintendents, Yard-Warehouse Manager, Human Resource Manager, VP of Operations, and CEO.

EDUCATION & EXPERIENCE

  • Minimum of 10 years of commercial/industrial construction experience
  • Experience as lead superintendent on projects with value of $5M or more.
  • OSHA 30 certification.
  • Ability to read, understand and execute construction work as defined in the drawings, specifications, addenda, submittals, technical manuals, and product/material installation instructions.
  • Proficiency in Microsoft Office Suite including Word and Excel. Procore experience desired but not required.
  • Thorough knowledge of all aspects of construction (technology, equipment, methods)
  • Ability to implement and follow Company policies, procedures and standards is essential
  • Excellent communication, organizational, supervisory, and planning skills required
