- Oversight of day-to-day building operations.
- Provide excellent customer service to tenants and vendors.
- Conduct routine and thorough on-site property inspections to prevent and identify problems to ensure the physical aspects of the property meet established standards for safety, cleanliness, and general appearance.
- Manage the property's operations to maximize performance.
- Schedule and track periodic testing of building systems such as elevators, fire life safety, water treatment, etc.
- Enforce tenant leases to ensure full compliance with lease terms.
- Manage, bid, and negotiate new and existing service contracts with approved vendors.
- Interface with construction managers on on-going construction activities including tenant buildouts and capital projects.
- Track and ensure all vendors and tenants have provided compliant certificates of insurance.
- Responsible for resolving elevated tenant concerns regarding property services by communicating with tenants on the phone, in writing, or in person, in order to maintain high tenant satisfaction.
- Assist with monthly reporting, prepare budget comparisons and present property updates to Leadership.
- Assist with preparation of annual budgets by gathering expense information throughout the year and calculating future expenses based on historical information.
- A minimum 5 years of commercial property management experience, medical real estate management is a plus
- Must have advanced Microsoft Word, and Excel proficiencies
- Microsoft Outlook and accounting software such as Yardi Breeze a plus
- Understanding of financial reports, including variance of actual vs. budget numbers
- Exceptional oral and written communication skills
- Excellent problem-solving capabilities

Big Sky is seeking a Property Manager to join its team in San Antonio, Texas. The candidate will be responsible for assisting with oversight of property management functions for healthcare real estate assets. The Property Manager will be responsible for supporting the Senior Property Manager in all aspects of managing a commercial building – from operations and financial activities to managing important relationships with our tenants, property owners and vendors. It is also the responsibility of the Property Manager to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors.
