    Description

    Hirewell has been retained by a leading Commercial Contractor to search for multiple Project Managers with diversified portfolios located in the Northern Illinois area. Responsibilities include estimating, scheduling, and proposal preparation for ground-up projects within retail, industrial, hospitality, multifamily and/or design-build asset classes. Project Managers will be focused on leading, coordinating, and close-out of all aspects of the construction process. These positions require 3-10 years of general contracting experience and a B.S. in Construction Management, Engineering or related field.

    Responsibilities include:

    Estimating:

    • Prepare & Submit accurate cost estimates.
    • Solicit Subcontractors and ensure adequate bid coverage for all trades.
    • Develop detailed scope of work for each trade.
    • Prepare a bid schedule.
    • Review bid with ownership prior to submitting to the owner.

    Contracting and Procurement:

    • Ensure long lead items are contracted in a timely fashion and in accordance with the project schedule.
    • Review all subcontractor and supplier quotes for completeness and for compliance with the plans and specifications. Discuss schedule and job specific requirements prior to awarding the contract. All agreements should be in writing and included in the contract scope exhibit.

    Budgeting and Accounting:

    • Prepare the project cost.
    • Utilize the cost estimate sheet to track costs on a weekly basis and prepare bi-weekly cost updates for supervisor. Cost tracking spreadsheets should contain current costs and projected profits for each project.
    • Assist the project accountant in receiving accurate schedule of values from each subcontractor.

    Project Administration:

    • Send out construction sets of drawings to all contracted subs.
    • Send out addenda or change bulletins.
    • Maintain a current drawing matrix. Maintain an as built set of drawings at the job site with a log for changes.
    • Maintain a history set of drawings on the job site and in the office.
    • Set up and maintain CMIC; Change Order Logs, Submittal Logs and RFI logs
    • Insurance cooperation
    • Daily, Weekly and Monthly reporting
    • Job Site Mobilization, Project Coordination, Project Close-out

    Minimum Requirements:

    • 4+ years experience in construction and project management
    • BS, Construction Management, Engineering, or related field
    • Open to office/field hybrid model – office located in North Chicago
    • Working knowledge of Microsoft Office and Project
