Real Estate Asset Manager

About Us:
Job Summary:
TheAsset Manager supports WHEDco's Housing/Real Estate Department by managing capital projects, ensuring the financial and environmental sustainability of our building operations, and analyzing and acting upon building operations data.
Primary Responsibilities:
- Manage compliance needs with NYC and funding agencies. Coordinate responses for reporting and requests from all agencies. Update and maintain calendar with critical due dates for reporting, inspections and other key tasks. Expected to provide guidance on all compliance
- In coordination with the Senior Vice President of Affordable Housing Asset Management, develop and maintain asset management systems and procedures, including creating and updating property dashboards, dealbooks, preventative maintenance plans, and longterm capital plans.
- Conduct financial analysis and provide recommendations on arrears, budgeting, capital plans, cost containment strategies and cash flow proformas.
- Support Senior Asset Manager with capital projects, including new construction and renovation. Communicate with architects, engineers, contractors; track budgets, change orders and submittals; report to government agencies and investors; and coordinate with impacted residents and staff.
- Maintain, organize and archive critical documents, including loan documents, insurance records, building plans and records.
- Initiate and shepherd the vendor payment process from inception to final delivery.
- Manage WHEDco's utility accounts and energy benchmarking.
- Research and recommend capital improvement projects that enhance energy efficiency, sustainability, and resiliency in WHEDco buildings.
- Engage residents, building maintenance, and WHEDco staff in recycling, waste reduction and other sustainability practices that reduce building operating expenses while increasing the quality of life for building residents and WHEDco clients.
- Works with Safewatch to manage facility security and reception.
- Assist the housing/real estate department with additional projects as necessary.
Qualifications:
- Bachelor's degree in real estate development/finance, property management, urban planning or business, preferable in the affordable housing space. Master's degree preferred, but not required.
- Minimum industry job experience of 3 years
- Minimum 3 years experience working for NYC agencies (HPD, HDC, HRA, etc.) or in a position with direct contact or reporting responsibilities to agencies
- Strong project management, financial and analytical skills.
- Strong verbal and written communication skills.
- Proactive problemsolver and avid team player. Must have the ability to remain focused in a fastpaced environment.
- Demonstrated commitment to affordable housing and work in lowincome communities.
- Bilingual (Spanish and English) preferred.
