As a Superintendent working with our construction team, you will provide critical field leadership on projects for the company in the San Diego area.


SUMMARY OF POSITION


The Superintendent will be an instrumental member of Impact Housing's construction team, which is fully responsible for the execution of its real estate development projects.

Under the direction of the Senior Superintendent, the Superintendent will oversee construction of projects in the field, providing leadership to the trades to ensure a successful and timely completion of the projects.


Specifically, the Superintendent will be responsible for:

KEY RESPONSIBILITIES

  • Open and close your jobsite; If a subcontractor is onsite a superintendent who is the onsite competent person needs to be present.
  • Competent Drawing reading skills and interpretation.
  • Superintendent is the Safety Officer onsite; OSHA 30 required, CPR and OSHA handbook knowledge
  • Be a Leader onsite; Run Foreman meetings, Answer subs questions, be knowledgeable to use math, use a measuring tape, do layout. Lead by example.
  • Quality Control: Be able to QC subcontractors work to match requirements from drawings and submittals.
  • Be able to formulate RFI's, ASI's.
  • Superintendents are not exempt from physical work; if the occasional construction entrance needs to be swept or erosion control measures needs to be taken, clean jobsites trailer, sweep street, install signage, pump water, etc.
  • Teamwork is very important; We all need to carry our workload but having camaraderie and team effort mentality is essential for a successful project.
  • Assist in implementation of projectspecific safety and accident prevention programs and maintain safe work areas through regular jobsite inspections
  • Schedule and manage multiple crews performing various tasks across the project site
  • Develop a project site logistics plan
  • Comprehend contract drawings/specifications and communicate with owners, inspectors, and other trades
  • Allocate resources, plan activities, review work and manage consumables/equipment, including compiling a comprehensive bill of materials and coordinating deliveries
  • Review and understand material budgets
  • Review and understand equipment budgets
  • Monitor project costs and identify areas for improvement
  • Provide leadership in quality process
  • Provide leadership in the safety and accident prevention programs
  • Document daily construction activities
  • Chair weekly subcontractor coordination meetings
  • Issue and maintain short term schedules
  • Assist Project Engineers in review of Shop Drawing and Submittals
  • Assist Estimating in bidding opportunities and Preconstruction services
  • Assist in development of Detailed Scope of Work
  • Verify that As-Built drawings are kept current

QUALIFICATIONS

  • 7+ years in commercial and podium multifamily required.
  • Modular experience is a plus.
  • Rough Framing experience is a plus.
  • Bachelor's degree in civil engineering, Construction Management, or related field preferred
  • Knowledge of construction principals/practices required
  • Experience directing and coordinating trades
  • Experience working with Project Management team including successful completion of projects
  • Knowledge of San Diego trades and permit process a plus
  • Solid computer skills, with a working knowledge of MS Office. Smartsheet and Acumatica a plus
  • Excellent communication and leadership

COMPENSATION

  • Competitive salary range $140,000 $155,000 depending on experience
