Responsibilities
- Prepares maintenance schedules and monitors progress of activities
- Maintains complete and accurate vendor, insurance and legal records
- Evaluates all contracts for the association and makes recommendations to the board for practical cost savings and efficiency
- Oversees the services provided by outside contractors and vendors
- Oversees the activities of contractors, vendor personnel and suppliers
- Monitors contracts for compliance and control costs and general expenditures
- Performs quality control inspections to ensure adherence to contract specifications and industry standards
- Solicits bids for maintenance contracts and construction projects and participates in the selection of contractors
- Reviews monthly reports and prepares variance reports for trustees
- Attend on average 2 nightly Trustee and/or owners meetings a month
Education/Experience:
Bachelors degree (B. A.) from four-year college or university; and 2 + years related experience and/or training; or equivalent or combination of education and experience. Trade License or Professional Engineer (PE) preferred, but not required.
Language Ability:
Ability to read, analyze, and interpret general business
periodicals, professional journals, technical procedures, or governmental
regulations. Ability to write reports, business correspondence, and
procedure manuals. Ability to effectively present information and respond to
questions from the Board, Unit Owners, Contractors, and the general
public.
knowledge of Microsoft Word, Microsoft Excel, Zoom, and database
software.
Certificates and Licenses:
Property managers are expected to obtain the
Certified Manager Community Associations designation from the
Community Associations Institute.
Qualifications:
- Excellent verbal and written communication skills, problem solving skills, and attention to detail
- Ability to prioritize and multitask
- Expertise in Microsoft Office Suite
