This position will operate in a dynamic work environment while acting in accordance with GHP Management's values and mission. The Paralegal will provide high quality, timely, and cost-effective legal services and support under the General Counsel. This position requires a fundamental understanding of residential real estate development, construction, and property management matters.

The Paralegal will also play a key role in expansion activities and partner with cross-functional teams to support the growth of GHP Management.

The Paralegal reports to the General Counsel and is based out of the corporate office in Los Angeles, CA.


ESSENTIAL DUTIES AND REPONSIBILITIES

  • Prepares correspondences related to eviction and other tenant issues
  • Works with Regional Managers and Community Managers on resident situations to avoid legal escalation
  • Works closely with Community staff on any problem residents and other major issues which arise
  • Assists in the preparation, updates, and revisions to, among others,:
  • Corporate policies
  • GHP lease changes
  • GHP notices
  • Contracts and agreements, including tenant and vendor contracts
  • Track critical dates, deadlines, and progress on various tasks.
  • Management of electronic files and recordkeeping
  • Works with Cities of Los Angeles, Santa Clarita, Upland, Montclair and Ontario regarding property related notices received (if necessary)
  • Assists in addressing claims, both small and large
  • Assisting in all phases of litigation, including investigation, discovery and compilation of necessary information and documents
  • Acts as first point of contact and liaison on behalf of GHP for claims insurance adjustors, attorneys, and other thirdparties
  • Assists in training company staff on legal issues and how to handle different situations
  • Works on various projects as directed by the General Counsel

PROFESSIONAL REQUIREMENTS

  • Bachelor's Degree from an accredited college or university; Paralegal Certification preferred.
  • Minimum 45 years of experience in residential real estate with previous law firm and/or inhouse legal experience required.
  • Must be selfmotivated and work well with a team as well as autonomously.
  • Must be detailoriented and organized with excellent time management skills.
  • Must maintain a high level of professionalism and discretion, maintaining confidentiality of sensitive information.
  • Demonstrates willingness to expand substantive legal knowledge and take on new and increasingly complex matters.
  • Be proactive at organization.
  • Be capable of multitasking; and
  • Be able to work well with a diverse group of employees in varying departments.

PHYSICAL REQUIREMENTS

  • Regular and physical attendance is required.
  • Must be able to regularly travel to multiple property locations daily/weekly/monthly within the portfolio as well as company meetings and conferences.
  • Frequently move/traverse, ascend/descend stairs in/around apartment homes and community.
  • Constantly positions self to bend, stoop, reach, lift.
  • Occasionally lift/move/carry up to 25lbs with/without assistance
  • Frequently lift/move/carry 5lbs.
  • Constantly communicate, converse and exchange information with coworkers, vendors, residents, and visitors.
  • Ability to remain in a stationary position for extended periods of time.
  • Ability to observe details at close range (within a few feet of the observer).
  • Constantly operates computer, 10key and other office productivity machinery.
  • Constantly works in low to moderate noise levels.

_Salary Range:
$28-$30 per hour, DOE._
