Responsibilities of this role include but not limited to:
- Market and show properties for rent
- Screen rental applicants on credit, eviction history, criminal history and rental history
- Document the condition of a unit prior to tenant move in and at tenant move out
- Submit work orders for repairs as needed
- Communicate with tenants regarding HOA violations, late fees, tenant charges, and any other necessary information as needed
- Perform annual safety inspections on properties and complete safety inspection reports
- File small claim suits and evictions as necessary and appear in court on owner's behalf
- File monthly distribution statements
- Maintain tenant and homeowner files
- Receive estimates from vendors on work to be performed on rentals, follow up with homeowners and vendors regarding the work to make sure everything stays on track
- Other duties as assigned
Requirements/Skills
- Real estate license preferred
- 5 years or more experience as a Property Manager preferred
- Strong communication and interpersonal skills
- Strong organizational and time management skills
- Able to problem solve and work independently
- Proven ability to resolve conflicts independently
