Essential Duties and Responsibilities:


  • Direct and coordinate the activities of staff and contract personnel and evaluate their performance.
  • Lead a team of condo property managers
  • Prepare detailed budgets and financial reports for properties.
  • Manage and oversee operations, maintenance, administration, and improvement of property.
  • Plan, develop, implement, manage preventative maintenance policies.
  • Schedule and oversee maintenance and property improvement projects.
  • Manage all property personnel, contractors, and subcontractors (landscapers, cleaning crews, etc.)
  • Administer association approved property policies and rules.
  • Direct collection of monthly assessments, deposits and payment of insurance premiums, mortgage, taxes, and incurred operating expenses.
  • Establish process protocols for emergencies.
  • Prepare and administer contracts for provision of property services, such as cleaning, maintenance, and security.
  • Investigate complaints, disturbances, and violations and resolve problems, following management rules and regulations.
  • Document and track expenses, invoices, receipts, and warranties.
  • Maintain a positive and proactive relationship with the association board and the property owners.

Qualifications and Education Requirements

  • 4 yr degree or equivalent business experience.
  • CMCA Certification

Preferred Skills

  • Excellent communication skills
  • Detail oriented and well organized
  • Knowledgeable about condominium association statues and governing law
  • Experience with property management software
  • Proficient in Microsoft Office Suite (Word, PowerPoint, Outlook & Excel)
  • Familiar with annual budgeting processes, longrange planning & capital planning

Pay:
$75, $95,000.00 per year
