Position:
Maintenance Technician


Reports to:
Property Manager


Job Duties and Responsibilities:

Creates and implements routine and preventative maintenance systems and schedules and completes work orders.

Performs preventative maintenance work on mechanical, electrical, plumbing and HVAC related systems, including air conditioning, refrigeration, heating systems, electrical appliances and fixtures, in accordance with state and federal standards; prepares recommendations and reports on the systems for administrative consultation and action.

Performs both rough and finish carpentry, as necessary.

Maintains inventory of supplies (issued and received), materials and equipment, requisitions, stocks and records, etc.

Troubleshoots operations failures and re-establishes building services under mínimal supervision.

Operates and maintains all building systems to the highest quality and ensures the safety and comfort of residents.

Conducts monthly systems and building inspections according to Holsten's preventative maintenance log.

Reports building conditions and all emergencies to property resident/building managers

Assists in turning over vacancies, room preparation and notifying manager of vacancies.

Maintains and documents inventory of building supplies and records on inventory log.

Maintains buildings to meet code 100% of the time, as is required of all Holsten properties.

Supervises and mentor's janitorial staff.

Performs on-call duties, as scheduled.


Ability to inspect utility systems, buildings, equipment, plants and grounds for effective and economical operations and to recommend effective action.

Ability to work cooperatively with agency program personnel, contractors, vendors, and other state agencies.

Responds to emergency after-hours calls and dispatched staff, as needed.

Attends all building meetings and required training classes.

Other duties as assigned by management

Requirements/Qualifications:

High school diploma or GED required


Minimum of 4 years of related experience is required (some as full-time maintenance), including knowledge of low-pressure gas/oil fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems.

In-depth working knowledge of general maintenance practices and repairs (i.e. tile and concrete floors, painting, plastering and drywall patching, basic carpentry and appliance repairs).

Previous experience supervising skilled and unskilled workers.
