Position located in Milwaukee area and serves multiple buildings with travel required


On-Call Required:

3:30 pm Friday - 7am Monday morning


Once every 4 weeks:

SUMMARY:

Perform general property maintenance and repairs in the most efficient manner and as directed by the Management staff.

Meet or exceed company standards for cleanliness, cost control, safety, physical condition, and resident satisfaction related to the overall maintenance of the property.

ESSENTIAL RESPONSIBILITIES include the following, Other duties may be assigned:

  • Respond to, prioritize, and complete work orders for resident requests for maintenance.
  • Perform maintenance at time of turnovers (painting, apartment preparation, check/test fixtures, appliances, alarms, change filters, repair damage).
  • Maintain cleanliness and organization of maintenance areas, laundry rooms, storage areas, office, hallways and common areas.
  • Inspect buildings and maintain/improve curb appeal of grounds (sweep/mop stairwells, clean dumpster areas, check bulbs, HVAC equipment, fire protection system, extinguishers, exit doors, exit lights, etc.).
  • Complete all maintenance logs in a timely manner.
  • Correct obvious and general maintenance needs. Report problems and/or recommend solutions.
  • Respond to emergencies and consult Property Manager regarding such emergencies.
  • Maintain inventory of all maintenance supplies, equipment and tools.
  • Assists with setup and teardown for special events and activities.
  • Maintain professional demeanor when dealing with residents, vendors and employees of Capri Communities. Provide and promote highquality resident relations.
  • Follow company policies regarding safety and building regulations.
  • Monthly and/or seasonal maintenance service and repairs:
  • Follow a preventative maintenance schedule to coordinate property needs and to maintain equipment as assigned. Complete and store all testing logs and documentation. Notify Property Manager of any major repairs needed.
  • Change and/or replace batteries, light bulbs, filters (furnace and A/C), etc. as needed.

Other maintenance responsibilities:


  • In the course of daily/weekly/monthly or seasonal responsibilities, perform building repairs, electrical, plumbing, carpentry, HVAC, painting/plastering, moving/removing furnishings, snow shoveling, inspecting/installing appliances, cleanup, yard work, carpet removal, investigate/resolve roofing repairs and other services or repairs deemed appropriate by the Property Manager.
  • With approval, price and purchase needed maintenance supplies.
  • With approval, maintain a stock of parts needed to perform repairs.
  • Obtain approval prior to major purchases. Obtain and analyze quotes and compare prices for needed repairs.
  • At manager's direction and approval, may hire, oversee, inspect and or direct the work of outside contractors.
  • Perform general maintenance tasks at other companyowned properties as requested.
  • Back up other maintenance personnel at other locations during vacations and/or other absences.
  • May rotate oncall responsibility with one or more others.

QUALIFICATIONS:


  • At least 2 years related experience
  • Previous experience in an Assisted Living setting preferred
  • High School diploma or equivalent
  • Basic electrical and plumbing knowledge
  • Painting experience a plus
  • Good written and verbal communication skills. Ability to read and comprehend documents such as agreements, correspondence, and memos. Ability to effective present information in oneonone and small group situations.
  • Basic math skills and ability calculate figures, amounts and percentages.
  • Must be able to operate a cell phone, pager, telephone, fax and copier.
