Dolphin Property Services is a real estate property management company specializing in affordable housing properties.

We are a growing New York-based Property Management firm looking for a Property Manager to manage and maintain an affordable housing property in the Bronx.


Summary/Objective:

The role of the Assistant Property Manager is to work with Senior property management staff (Senior Property Manager, Regional Manager, Asst. VP of Field Operations) to manage an affordable housing property located within Third-Party.

As an Assistant Property Manager, you will interact with tenants as you handle a variety of issues including collections, lease administration and complaints.

You will also ensure proper and timely maintenance of the property itself via visual inspections and coordination with the maintenance staff.

Non-exempt (overtime eligible)


Essential function/Responsibilities:
duties include but are not limited to the following
:

  • Overseeing the resident move-in and move-out process. Responsible for all unit inspections including unit move-ins and move-outs. Prepares move-out reports including assessment of damages and fees for the accountant to utilize in performing deposit accounting.
  • Assist senior management with the clearance of HPD, DOB, ECB, and FDNY violations.
  • Instruct site staff to conduct weekly fire safety inspections.
  • Conduct monthly building inspection reports and provide to senior management for review of any potential deficiencies flagged.
  • Responsible for collection of rents and all monies on site including scanning of checks via Yardi and bank deposits as needed.
  • Responsible for proper preservation of all resident and property files.
  • Assist Senior PM with general oversight of residential buildings.
  • Responsible for ensuring the apartments, office, community spaces and vacant ready apartments are "market ready." Must have an awareness of the "curb appeal" of the property.
  • Thorough knowledge of lease terms, specifications, and all community policies.
  • Maintains and complies with all local, state, and federal regulations governing the property including landlord/tenant regulations.
  • Reviews Aged Receivables report regularly and follows up with residents on outstanding balances; coordination with outside legal counsel as needed with approval from senior management.
  • Reports any unusual circumstances, property loss or liability related incidents and workrelated injuries involving the residents, property, or personnel to senior management immediately.
  • Works in conjunction with maintenance staff on creating and tracking work order requests, including entering work orders into Yardi, dispatching to staff, monitoring completion, and following up to ensure resident satisfaction.
  • Reviews all invoices for the site and either approve or reject in accordance with proper GL coding, annual budget, and confirmation of work completion.
  • Assists senior management staff with preparation of monthly financial variance reports.
  • Assisting with ad hoc projects or assignments as needed.

Requirements:


  • Minimum 2 years' experience in the field of Property Management, including experience with Section
  • Previous supervisory experience, a plus
  • Familiarity with affordable housing
  • Experience managing maintenance staff, a plus.
  • Understanding of annual certification
  • Proficiency with Microsoft Office Suite, particularly Word, Excel, and Outlook
  • Yardi software experience a plus
  • Experience working with unions is a plus.
  • High School diploma OR GED; Some college, preferred

$70,000.00 per year
