Overview:
We are seeking a highly motivated and experienced Property Manager to oversee the day-to-day operations of our Section 8 property.
As a Property Manager, you will be responsible for ensuring the efficient management of our property, maintaining positive tenant relationships, and maximizing property occupancy, as well as meeting all HUD/OHFA/Section 8 requirements for office/property management.
Responsibilities:
- Manage all aspects of property operations, including leasing, maintenance, and tenant relations
- Continually update all Section 8/HUD documents and tenant files
- Advertise and market available properties to attract potential tenants
- Conduct property tours and screenings to assess prospective tenants
- Negotiate lease agreements and enforce lease terms
- Collect rent payments and handle delinquencies in a timely manner
- Coordinate property maintenance and repairs, ensuring that all work is completed promptly and within budget
- Address tenant inquiries, concerns, and complaints in a professional and timely manner
- Maintain accurate records of propertyrelated transactions, including leases, inspections, and maintenance requests
- Stay updated on local laws and regulations related to property management
- Supervise office staff and other property staff
Requirements:
- Proven experience as a Property Manager or similar role
- Section 8 experience preferred, COS certification a plus, HOTMA familiar a plus, willingness to learn a must
- Strong knowledge of real estate administrative processes and procedures
- Excellent customer service skills with the ability to build positive relationships with tenants
- Proficient in property leasing procedures and negotiation techniques
- Familiarity with property maintenance practices and vendor management
- Strong organizational and multitasking skills to handle multiple properties simultaneously
- Ability to effectively communicate with tenants, contractors, and other stakeholders
- Knowledge of relevant laws and regulations governing property management, HUD/OHFA/Section 8
Skills:
- Law: Familiarity with local laws and regulations related to property management.
- Facilities Management: Ability to oversee property maintenance activities.
- Customer Service: Strong customer service skills to address tenant inquiries and concerns.
- File Management: Proficient in maintaining accurate records of propertyrelated transactions.
- Property Leasing: Experience in advertising available properties, conducting screenings, and negotiating lease agreements.
- Negotiation: Ability to negotiate lease terms with prospective tenants.
- Real Estate Administrative: Knowledge of administrative processes and procedures in the real estate industry.
- Customer Relationship Management: Ability to build and maintain positive relationships with tenants.
- Property Maintenance: Familiarity with property maintenance practices and coordinating repairs, emphasis on knowledge of REAC/NSPIRE.
- Sales: Strong sales skills to attract potential tenants and maximize property occupancy.
