Description

Commercial Properties Management, LLC is seeking a Residential Property Manager to join its team and contribute to its customer-centric approach.

The Property manager will be assigned to a portfolio of residential properties.


Duties and Responsibilities

Tenant Relations

  • Provide excellent tenant service. Respond to tenant requests/ problems in a timely and courteous manner and follow up with tenant to ensure satisfactory resolution of the issue
  • Establishes rental rate by surveying local rental rates
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units; perform tenant screenings
  • Contracts with tenants by negotiating leases; collecting security deposit
  • Maintain familiarity with all sections of leases related to operating provisions

Property Management / Maintenance

  • Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
  • Maintains building systems by contracting for maintenance services; supervising repairs

Financial

  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action
  • Collaborate with accounts payable to ensure vendors are being paid in a timely manner and invoices are being allocated to correct accounts/ departments

General Duties

  • Ensure Property and tenant files are properly maintained and up to date
  • Become proficient with the MRI property management software program and coordinate entry of all property information into the program
  • Oversee compliance of Vendor Certificates of Insurance
  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations

Must have a valid Driver's License

Preferred Qualifications:

3-5 years' experience

Proficient using Microsoft Suite, with strong knowledge of Excel
