Commercial Properties Management, LLC is seeking a Residential Property Manager to join its team and contribute to its customer-centric approach.
The Property manager will be assigned to a portfolio of residential properties.Duties and Responsibilities
Tenant Relations
- Provide excellent tenant service. Respond to tenant requests/ problems in a timely and courteous manner and follow up with tenant to ensure satisfactory resolution of the issue
- Establishes rental rate by surveying local rental rates
- Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units; perform tenant screenings
- Contracts with tenants by negotiating leases; collecting security deposit
- Maintain familiarity with all sections of leases related to operating provisions
Property Management / Maintenance
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
- Maintains building systems by contracting for maintenance services; supervising repairs
Financial
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action
- Collaborate with accounts payable to ensure vendors are being paid in a timely manner and invoices are being allocated to correct accounts/ departments
General Duties
- Ensure Property and tenant files are properly maintained and up to date
- Become proficient with the MRI property management software program and coordinate entry of all property information into the program
- Oversee compliance of Vendor Certificates of Insurance
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations

Preferred Qualifications:
3-5 years' experience
Proficient using Microsoft Suite, with strong knowledge of Excel

Pay:
$60, $70,000.00 per year
