Maintenance Supervisor

Full-Time

Worcester Massachusetts

ESSENTIAL DUTIES AND RESPONSIBILITIES

This position requires the ability to work any of the seven days of the week, 52 weeks of the year. It is critical that individuals possess the ability to work their scheduled hours plus any other hours necessary to complete the job. This position requires the Individual to be on-call as scheduled or as necessary.

Listed below are the duties and responsibilities of the Facilities Maintenance Director, but not limited to the following:

Assist the Director of Maintenance to supervise maintenance department at large apartment community with large staff and several contractors.
Assign service requests to maintenance employees and prioritize work orders according to company policy.
Communicate assignments to employees. Ensure they have all the instructions necessary to complete assignment properly.
Monitor the work order production of individual maintenance staff and provide progress feedback to the Director of Maintenance.
Provide input to the Director of Maintenance regarding employee performance, corrective counseling needs, resident feedback, etc.
Provide support for maintenance staff regarding supplies, priorities, and resident communication/complaints.
Ensure all supplies required to perform duties and employee time were documented on the work orders.
Work side by side with employees to complete tasks
Perform or review move out inspections.
Identify work needed to be addressed by contractors.
Supervise contractors and inspect the work they produce.

Minimum Training and Experience

Qualifications:

High school diploma or GED.
Must successfully complete a background investigation.
Must have the ability to work patiently and cooperatively with Senior Property Manager, Maintenance Director, Maintenance Staff, Contractors, and Residents
Assist the Maintenance Director in supervising all the maintenance of the site, staff, and contractors.
Maintain a team environment.
Must possess strong communication skills both verbal and written.
Must possess a valid driver's license.
Must have the ability to perform tasks that may require lifting, carrying, pushing, and pulling of objects weighting over 25 lbs.
Must have the ability to work under conditions that require exposure to environmental factors such as temperature, noise extremes, strong odors, bright/dim lights, traffic hazards, or weather.
Must be available for after hours oncall shifts.

Pay:
$ $30.00 per hour
