Director of Maintenance and Construction - Farmingdale, United States - Piping Rock
Description
We are searching for a Director of Construction and Maintenance to join our team This position will report directly to the VP of Operations, handling all construction projects.
They will also be a liaison with outside contractors and well as handling maintenance.Responsibilities:
- Approaches each project with an engineering perspective to fully understand the intended and documented end product
- Coordinates, take part, and helps with efforts in the design process
- Coordinates activities of inhouse construction crew as well as outside contractors
- Researches and understands the architectural and engineering aspects of the projects
- Identifies suitable partners for construction
- Seeks and coordinates efforts during the bidding phase
- Performs detailed scope analysis, negotiates, creates, and issues contracts
- Creates, updates and manages the project budget and closely communicate with Finance department
- Controls and accurately forecasts project costs
- Manages and coordinates the project schedule
- Coordinates and resolves changes with all parties on a timely basis
- Regularly reviews costs and issues
- Manages submittals, RFIs, warranties, regulatory requirements and all other required processes
- Evaluates, validates, and processes contractor pay requests
- Builds and maintains positive relationships with Design Professionals, contractors, and all team members
- Prioritizes, communicates, and resolves issues in a timely manner
- Maintains drawings, contract documents and provides team members with complete documents as needed
- Mentors and trains other associates to provide the best opportunity for each associate's success
- Additional duties as assigned
Qualifications:
- Must comply with GMP requirements; specific functions and documents will be discussed in GMP and on the job training
- 510 years' experience
- Someone that can absorb what we do and can grow with us to take on bigger projects
- BS or higher degree in Civil Engineering, Construction management, or architecture"
- Good working knowledge or certified in OSHA practices associated with Construction
- Able to review and propose means and methods to improve project quality, reduce time and cost
Role's Physical Requirements:
- Must be able to lift 50lbs
- Must be able to stand for 8 hours
- Must be able to work in a physically challenging environment
