This role is heavy in administration.
Salary:
$85,000 - $95,000.

Essential Responsibilities
Document Control :
Create, Update, and Track documents through Procore and Company Server for duration of project.
Communication:
Initiate and document correspondences among internal and external personnel, clients, designers, subcontractors, vendors, and suppliers.
RFPs:
Create and Track for Subcontractor's and Vendors to bid from Client's drawings.
RFIs & Submittals:
Create, Update, and Track from and to Subcontractors, Owners, & Designers.
Scheduling:
Create, update, and track construction schedule for duration of project.
Blueprint Change s:
Track changes in plans by working adding to the uploaded latest set in Procore.
OAC Meeting Mgmt:
Track and document meeting minutes, directives, omissions, and changes.
Compliance :
Check with Risk Mgmt, to ensure all vendors are insured and have active licenses prior to awarding contracts.
Bid leveling :
Qualify subcontractors proposals apples to apples.
Negotiations:
Among suppliers, vendors, and subcontractors for best pricing.
Trade Buyouts :
Create and Track Subcontractor Contracts with SOW, Timeline, Schedule, and Costs.
Subcontractor Coordination:
Schedule and coordinate subcontractors to verify measurements and to provide logistics.
PCO & Change Orders :
Create and Track PCO (Potential Change Orders), and Change Orders through Procore and Accounting team.
Cost Coding :
Allocate company cost-codes where and when necessary to subcontractor's invoices and receipts for materials.
Permit Expediting :
Apply for and track permits. Schedule and coordinate City Inspections.
Safety & Quality Control:
Perform job-walks to ensure Safety Meetings and QC is to companys standards.
Budget Tracking :
Track costs per trade to ensure they dont exceed contracted amounts.
Close Outs:
Create close out manuals per project.
Blueprint Reading
and interpreting plans to ensure we capture as much as possible.
