Western Management, LLC is a property management company located in San Jose that operates 41 residential communities that include manufactured homes, apartments, and recreational vehicle accommodations.

We currently have an immediate employment opportunity for an experienced Maintenance Supervisor who can support Willow Grove Apartments in Sacramento, CA.

This is an upscale apartment community with 306 units.

Qualifications

  • Minimum of 5 years of residential property maintenance with at least 3 of those years as a supervisor.
  • Must have computer knowledge and be able to type using: Word, Excel, and Outlook)
  • Must have complete understanding of legal requirements of property management (tenant landlord laws) and Fair Housing rules/regulations and Cal-OSHA rules/regulations.
  • Willing to comply with company uniform policy and all safety regulations, including but not limited to: lifting belt, safety goggles/gloves and ladder safety.
  • Must exercise considerable judgment and discretion involving confidential information.
  • Must have excellent time management and organization skills.
  • Must be able to handle multitasks and be able to prioritize workload.
  • Must possess a valid Driver's license, registration, and valid car insurance. Must be willing to use personal vehicle to travel for business purposes.

Travel may include, but not limited to:
travel for off-site training, purchasing product, supervision of other properties/staff or mandatory off-site meetings.

  • Prior experience with purchasing and work order processes.

Duties:


  • Duties include scheduling, assigning and delegating tasks, monitor work for completion and training.
  • Responsible for making sure all property compliance material is updated, properly posted and accessible for all site employees.

Items include, but not limited to:
Material Data Safety Sheets (MDSS binders).

  • Answer emergency calls and provide "on call" support when necessary. Participate in oncall rotation for emergency service. Must be willing to work overtime and if necessary during weekends and or holidays.
  • Schedule, manage, and review the apartment turnover process as well as any preventative maintenance required at the property.
  • Direct all maintenance procedures to ensure that job assignments and work orders are carried out promptly, efficiently, courteously and in accordance with established procedures.
  • Adhere to the budget guidelines for the operation of maintenance and capital programs.
  • Purchase and maintain an adequate inventory of supplies, materials and equipment, staying within budget guidelines. Make sure inventory is tracked and secured at all times.
  • Reviews work orders and assigns tasks to employees to accomplish. Verifies the quality of work performed and when appropriate, coaches staff on techniques and procedures and takes corrective action, as warranted, to manage performance as appropriate.
  • Will be responsible for diagnosing problems and making repairs including but not limited to the following areas: appliance installation/repair, HVAC, plumbing, electrical, carpentry, flooring (carpet/tile), interior/exterior lighting, dry wall, pools/equipment, roofing (when instructed by Property Manager), structural, concrete and asphalt.
  • Assist Property Manager in selecting and managing vendors. Schedule vendor work, approve invoices and verify the work has been completed according to the scope of work.
  • Daily inspection of property grounds and property equipment i.e. pool area/equipment, playground areas, fitness rooms, for safety and cleanliness.
  • Ensure that physical condition of the property is maintained according to company operating and safety standards.
  • Ensure adherence to the company's safety and hazard communications programs, policies and procedures.
  • Work with maintenance team to ensure excellent curb appeal at all times.
  • Assist residents with the movein/moveout process as needed.
  • Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.
  • Address complaints and resolve issues in a timely and professional fashion.
  • Maintain accurate records.
  • Contribute to the general upkeep and cleaning of office, common areas and model.
  • Perform other maintenance/repair work as directed by Property Manager.
  • Work closely with the Property Manager to establish sound resident relations and complete projects timely.
  • Maintain the shop and storage areas in a clean, orderly and secure manner.
  • Must participate in all Company training programs and comply with all applicable maintenance, health and safety rules and regulation
