Job Title:
Housing Counselor


Position Summary:

This position is ideal for people who want a career helping people. Housing counselors help low and moderate income households with their housing needs.

This includes helping people buying their first home or making sure they don't lose their home to foreclosure, eviction or tax arrearages.


This position is also ideal for recent college graduates, former real estate professionals, and/or former loan officers, although those characteristics are not required.


Under the direct supervision of the operations manager, the Housing Counselor is responsible for providing housing counseling services as listed below.

In 2020, HUD required that all housing counselors be certified before they counsel people regarding their housing needs.

Southwest CDC allows 90 days of studying for the certification exam and then it is expected that the counselor will pass the exam.

Southwest CDC has an 83% success rate of passing the exam. Additional training is also required once the exam is completed.

Essential Functions:


  • Ensure compliance of the contractual obligations with funders.
  • Provide direct client services in all aspects of:
  • Foreclosure Diversion Program including negotiating with lenders, working with attorneys and attending the Conciliation Conferences
  • Mortgage default and delinquency, including HEMAP, loss Mitigation and other default and delinquency services
  • First time home buyer education
  • Predatory lending education.
  • Credit counseling.
  • Deed related problems
  • Tax liens/foreclosure
  • Maintain data on all clients and services to prepare monthly reports and invoices in a timely manner.
  • Complete all data entry daily.
  • Assist with preparing invoices to funders in a timely manner.

Qualifications/Skilled and Knowledge Requirements:


  • HUD Housing Counselor Certification preferred.
  • Minimum of three years of experience in Housing Counseling strongly preferred. Strong knowledge of Housing Counseling/Financial Literacy Industry. Prior case management and counseling required.
  • He/She/They must have excellent verbal and written communication skills, be organized, be able to work independently.
  • Knowledge of mortgage and agreement of sale documents.


This position requires knowledge of Microsoft Office software and the ability to type 40 wpm; work a mortgage calculator and the ability to read and decipher agreements-of-sale.

Ability to travel independently is not a requirement but is preferred for this position.


Salary and Hours:
$37.500 during the Trainee period. $42,500 once the HUD certification is achieved with additional room for advancement. For those with hired with HUD Certification and local training certificates, salary will be negotiated up to $52,000.

40 hours per week M-F


Benefits:


Once the 90-day probationary period is complete and as long as he/she/they remains an employee, the Housing Counselor shall be entitled to 11 paid holidays, 20 annual personal leave days (accrued quarterly), a percentage of health insurance benefits, long term disability insurance, $25,000 life insurance policy.


Pay:
$37, $52,000.00 per year
