Northshore Rentals, LLC is a family-run business that was established on the Northside in 2007. We currently have a portfolio of 302 apartments, and our business is rapidly expanding.We strive to maintain a collaborative and friendly environment to provide a welcome workplace for our staff, and in turn, maintain a great living place for our tenants.
Responsibilities
HR:
- Hiring, onboarding, terminating, training, writeups, performance reviews and evaluations.
- Manage employee benefits.
- Oversee employees and ensure company procedures are followed.
Site Maintenance:
- Inspect properties daily and ensure property conditions meet Company standards.
- Communicate with all vendors and contractors, negotiate contracts, and ensure all work is done properly before payment is remitted.
- Ensure maintenance work is done properly and efficiently and notify tenants of any delays.
- Oversee all duties for apartment turnovers and moveins, including, but not limited to apartment checkouts after moveouts and final walkthroughs before moveins.
- Schedule maintenance and coordinate with the Maintenance Manager.
Construction:
- Act as a project manager for the development of new properties.
- Review submittals, meet with architects and contractors, record meeting minutes.
- Help design the building while keeping the needs of maintenance staff and tenants in mind.
- Coordinate with the City of Madison and contractors for proper permits and inspections.
Leasing & Office Administration:
- Create marketing materials and oversee leasing of apartments.
- Conduct market research and make analyses to improve occupancy rates.
- Maintain accurate records of tenant information on AppFolio and tenant charts.
- Oversee the tenant renewal process and complete inspections.
- Resolve resident complaints and lease violations.
- Maintain knowledge of Fair Housing Laws and Section 8 procedures.
- Minor IT tasks such as troubleshooting software issues and addressing hardware concerns.
Bookkeeping & Finances:
- Write legal notices, file evictions, and file small claims cases.
- Record rent payments and notify tenants of late payments.
- Create monthly financial reports for the Owner.
- AR/AP
- Reconcile multiple bank accounts.
- Monitor multiple bank accounts and credit cards.
- Deposit checks.
- Compile and create tax documents.
- Process security deposits.
Qualifications
- 2+ years of property management experience
- Excellent customer service experience and communication skills
- Proven ability to manage, train, and motivate employees
- Strong organizational and time management skills
- 1+ years of bookkeeping experience
- Associate's or Bachelor's degree preferred. Education and equivalent experience will be considered in lieu of degree.
- Microsoft Office
- Google Suite
- Working knowledge of Windows and ability to solve basic software and hardware issues
- Experience with AppFolio preferred
Hours Required
- 8:30am5pm Monday-Friday
- Hours outside of the week will be required for showings and turnovers.
Other Requirements
- Driver's license, a reliable vehicle, and insurance coverage

$ $35.00 per hour
