Hiring Range:
$26 to $28
hourly, paid on a bi-weekly basis.


The Co-Op Property Manager is responsible for the effective, efficient management of an assigned portfolio of multi-family and co-operative housing properties, ensuring optimal performance and compliance with all applicable rules, regulations, and organizational policies.


Essential Job Responsibilities

  • Tenant leaseup including all applicable paperwork and clear communication regarding lease and house rules, policies, procedures, and rule policy changes.
  • Maintenance of tenant files for all assigned properties, handles rent collections, late notices and eviction notices.
  • Tenant moveouts, including receiving and processing of written notifications from tenants, processing calculations for share settlement as applicable for cooperative members and obtaining final approvals for coop boards as needed.
  • Tenant relations issues within assigned portfolio, making referrals to Associate Director of Resident Services or appropriate social service agencies as applicable.
  • For cause evictions and nonrenewals; works with attorney if necessary.
  • Perform exterior inspections of sites in portfolio, bringing issues of concern to Maintenance or Asset Management departments as appropriate.
  • Coordinate moveout inspections with Maintenance Team and/or member from Co-Op.
  • Perform and/or facilitate apartment inspections as needed.
  • Collect and compile data and prepares a variety of reports as needed.
  • Develop property budgets in collaboration with the Director of Property Management and/or Co-Operative Boards as applicable.
  • Maintain waitlist for Co-Op properties.
  • Attend Co-Op board meetings.
  • Coordinates maintenance and/or capital needs projects between Co-Ops and maintenance and/or Asset Management.
  • Other duties as required and assigned.
  • Works with Co-Op committees and boards on LIHTC and HUD programs, financial reports, and trainings.

Job Qualifications

  • At least three years professional experience in customer service, social services, business or similar field required.
  • College degree in Business Management, Social Services, or related field are a plus.
  • Experience in and knowledge of LIHTC, RD, HOME, residential and/or commercial property management, section 8 NC/SR 811 and federal, state and Burlington Landlord/Tenant laws and regulations strongly preferred.
  • Combination of experience and education may be considered.
  • Experience using OneSite software platform is a plus.
  • Reliable transportation, valid drivers' license, and ability to pass a criminal background check required.

  • Strong attention to detail and confidentiality; ability to exhibit sound judgment in high stress situations. Proactively identify and address issues to minimize impact, and diffuse conflict.
  • Intermediate skill level using Microsoft 365 apps.
  • Strong applied understanding of Fair Housing and other related regulations.
  • Working knowledge of LIHTC, RD, HOME, and state and local tenant laws and regulations.
  • Strong mediation, active listening, empathy, analytical, computer and technology, and planning skills.
  • Physical and Mental abilities: _The Co-Op Property Manager must have the physical and mental abilities to perform the essential job duties listed above. Reasonable accommodation however may be extended to help perform those duties. The job entails long periods of sitting at a desk. There may be prolonged periods of computer work. While performing the essential duties of this job the Property Manager may have to use hands and fingers, walk, stand, reach, or lift up to 25 pounds.
