Encourages involvement in, and enjoyment of the apartment community by the residents.Essential Duties:
Creates a positive, welcoming, supportive sense of community for residents, visitors, and team members.
Responsible for building and maintaining strong resident rapport.
Notifies resident of issues affecting their tenancy.
Sends late letters including 1st, 2nd, and final notices.
Calls on past due accounts.
Assists with posting rent payments.
Ensures maintenance issues are resolved in a timely manner.
Assists with leasing and ensures smooth operation of all activities related to apartment rentals, move-ins, lease renewals, and proper documentation is in place.
Assists with overseeing on-site maintenance, ensuring proper facility upkeep, and timely fulfillment of service requests.Inspects apartments for move-in condition and turnover status, including determining damages and cleaning fee charges for move-outs, as well as annual renewal walk-thrus.
Assists managing nearby properties as needed.Perform all job-related duties as assigned by the supervisor.
Fiscal Responsibilities:
Develops and utilizes sound rent collection procedures, including following up with delinquent accounts.
Responsible for timely processing of all rent checks, submits all relating/supporting documentation.
Oversees security deposit administration.
Education, Experience, Licensure/Certification, Age Requirements:
Minimum of high school diploma or equivalent.1 year of Property Management experience, preferably in a multi-family environment.
Excellent customer service skills.
Above-average understanding of Bookkeeping/Accounting principles.
High level of professionalism and enthusiasm.
General business acumen.
Intermediate office administration and computer skills (Microsoft Office, Appfolio).Ability to manage multiple tasks concurrently.
Must be legally able to operate a motor vehicle, possess valid driver's license and auto insurance, and meet company driving requirements.
Physical Demands/Working Conditions/Environment:
Capable of working long days on a frequent basis.
Capable of pushing, pulling, or lifting up to 25lbs.
Occasionally required to climb, kneel, crouch, bend, reach or crawl.
Additional physical demands include:
being outside/walking across the property in various weather conditions, on feet for an extended period of time, walking up and downstairs, and climbing a ladder
