Position Summary
The Property Manager plays a vital role in overseeing the day-to-day operations of VPH Management Services' affordable housing properties to maximize cash flow, reduce violations, and ensure regulatory compliance.
This position is responsible for managing rent collection, arrears management, vendor relationships, financial performance, and regulatory reporting for a portfolio of 500 affordable housing units in NYC.
Essential Duties and Responsibilities
The Property Manager will conduct all business in accordance with company policies and procedures, and state and federal laws (OSHA, ADA and Fair Housing).
Rent Collection and Arrears Management:
- Develop and implement rent collection processes and procedures to ensure timely payment from tenants.
- Monitor rent payments and address tenant rent arrears promptly to minimize delinquencies and improve cash flow.
- Implement strategies to reduce vacancy loss and optimize rental income.
Vendor Management:
- Manage relationships with external vendors and contractors, including negotiating contracts, monitoring performance, and ensuring quality of work.
- Solicit bids for maintenance and repair projects to obtain competitive pricing and optimize costeffectiveness.
- Coordinate vendor activities to ensure timely completion of maintenance and repair work to minimize violations and property downtime.
Financial Management:
- Develop and manage property budgets, including revenue projections, operating expenses, and capital expenditures.
- Monitor property financial performance and implement strategies to increase revenue and reduce expenses, such as optimizing rental rates and minimizing
Regulatory Compliance:
- Ensure compliance with all applicable housing regulations, including building codes, zoning ordinances, and affordable housing program requirements.
- Monitor property inspections and address violations promptly to maintain compliance and minimize penalties.
- Prepare and submit required reports, documentation, and certifications to regulatory agencies and funding sources.
Tenant Relations:
- Serve as a point of contact for tenant inquiries, concerns, and requests related to rent payments and property operations.
- Foster positive tenant relations and address tenant issues promptly to maintain tenant satisfaction and retention.
Reporting and Documentation:
- Maintain accurate records of property operations, financial transactions, vendor contracts, and regulatory compliance activities.
- Prepare monthly, quarterly, and annual reports on property financial performance, rent collections, arrears, and vendor activities.
Minimum Qualifications
- Bachelor's degree in business administration, property management, or related field preferred.
- Minimum of 5 years of experience in property management, preferably in affordable housing.
- Strong understanding of property management principles, financial analysis, and regulatory compliance.
- Excellent communication and interpersonal skills, with the ability to interact effectively with tenants, vendors, and regulatory agencies.
- Proficiency in Microsoft Office Suite and property management software.
- Ability to prioritize tasks, problemsolve, and work independently in a fastpaced environment.
- Knowledge of NYC housing regulations and affordable housing programs preferred.
- Able to handle stressful situations with professionalism.
- Able to work independently and follow through.
- Effective decision making; ethical.
- Valid driver's license and vehicle.
Physical Demands and Work Environment
- Prolonged periods sitting at a desk and working on a computer.
- May need to stand and walk for extended or continuous periods of time.
- Must be able to ascend and descend staircases, ladders, and/or step stools.
- May be required to travel outside between buildings in varying outdoor weather conditions.

$75, $80,000.00 per year
