- Installs, inspects, troubleshoots, repairs and performs all scheduled and unscheduled maintenance to the schools heating, air conditioning and ventilating systems and related equipment. Performs journeyman's level of work for the installation, maintenance, inspection, modification, remodel and repair of mechanical plumbing equipment, gas, oil, steam, fire sprinkler/prevention, and refrigeration-related plumbing systems; act as lead worker to other classified staff in the area; and perform related work as required. Responds to "on-call" problems as directed by Supervisor.
- Maintains, repairs and installs HVAC and related fixtures and components.
- Repairs piping of various size and type.
- Checks safety equipment and replaces components such as washers, gaskets, and filters.
- Inspects, repairs, or replaces pumps, valves and boiler systems, including swimming pool pumps.
- Service air compressors.
- Works on low pressure hot water heating boilers.
- Works on fire sprinkler system and booster pumps.
- Adjusts building automation systems.
- Monitors work performed by outside contractors for adherence to HVAC/R requirements and reports back to supervisor.
- Assists in the writing of specifications for repairs
- Performs all other manual duties related to HVAC work assigned by the Supervisor.
- Repairs and maintains HVAC equipment systems. Conducts both major and minor repairs on freezers, coolers, boiler, heat pumps, furnaces, chillers, packaged air conditioning units, compressors, exhaust fans, gas fired ovens, and computer of energy management system (EMS) or Building automation Systems (BAS).
- Performs periodic maintenance on HVACR equipment and systems. Conducts monthly, quarterly, semi-annual, and annual preventive maintenance programs; places all equipment and systems on preventive maintenance schedules; executes not only preventive maintenance activities recommended by equipment vendors, but also those determined to be necessary by New Bedford Public Schools maintenance department for increasing mean time between failures - and extending the useful life of equipment and systems.
- Procures replacement parts/supplies required to complete work orders. Determines the New Bedford Public Schools budget dollar value for completion of similar work; takes actions to accomplish the work order within the budgeted dollar; selects the optimum approach for accomplishing the work order; identifies parts/supplies needed; determines vendor(s) who can provide parts/supplies within target cost and make expedient deliveries; orders parts/supplies and prepares purchase order(s) in accordance with New Bedford Public Schools policies/procedures to cover the materials ordered.
- Prepares and maintains HVACR records. Documents work orders completed; preventive maintenance accomplished; repairs performed; parts replaced; and refrigerants used.
- Performs other HVAC functions. Plans and assists with HVACR installations; checks operating status of EMS with computers; and maintains temperatures within schools and facilities in accordance with prescribed conditions.
- Must be able to perform physical activities, such as, but not limited to, lifting equipment (up to 50 lbs. unassisted), bending, standing, climbing or walking. Must be able to safely use manual tools and power equipment common in the construction trades. Must be able to handle hazardous materials safely and tolerate exposure to electrical and other environmental hazards.
- High School Diploma
- Technical school training for HVACR equipment
- Commonwealth of Massachusetts, Office of Public Safety, Refrigeration Technician License, Heating and Air Conditioning License and a Sheet Metal License.
- Five to ten years of progressively responsible experience working with complex HVAC systems and equipment including chillers, boilers, package units, VAV systems (direct digital, pneumatic and automated control systems).
- EPA certification
- Must maintain a current listed and readily available telephone number and be subject to call for service 24 hours a day, seven days a week.
- Knowledge of ventilation and refrigeration theory and gas.
- Knowledge of the practices, methods, materials and equipment used in the maintenance and repair of ventilation, air conditioning and environmental control equipment.
- Knowledge of energy management system.
- Knowledge of electricity.
- Knowledge of the design and operation or reciprocal compressors.
- Craft skills such as electrical, heating/air conditioning, plumbing, carpentry and sheet metal to service various types of HVAC equipment, to pipe in water systems to boilers, to run control wiring, and to build frames for installation of different systems.
- Coordinating skills to schedule and prioritize daily calls and preventive maintenance.
- Recordkeeping skills to maintain records of work orders, parts, and preventive maintenance performed.
- Analytical skills to diagnose and troubleshoot HVAC systems.
- Communication skills to discuss HVAC problems with school personnel and outside vendors.
- Computer skills for heating and air conditioning units controlled by computer; to understand function of computer in operation of the energy management system.
