- Work with quantity take-off, pricing, and bidding of all construction projects.
- Sets up an estimate to include correct alternates, general conditions, inputting correct vendor and subcontractor pricing, correct labor production and wage rates in alignment with bid strategy.
- Conducts a take off by owning all items from take-off software through identifying and quantifying all necessary concrete scope items.
- Responsible for providing correct project information to the appropriate parties during the turnover and planning phases.
- Validates that accurate and detailed information was provided to the operations team to plan for execution.
- Create and maintain forms and create SOPs.
- Negotiate the changes to the work during the construction/installation phase and compile post-mortem cost summaries of the project.
- Generates initial budget estimates for new projects including estimate refinements.
- Develop estimates for all changes to the work during the construction/installation phases.
- Update project estimates throughout the design phases including but not limited to concept, schematic, design development and construction document phases.
- Request then provide accurate bid pricing to distributors by the stated due date.
- Compile overall project summaries on cost at the conclusion of the project.
- Prepare weekly reports for the Senior Estimator on current project estimates status.
- Other duties as assigned.
- 5 - 7 years' on-site construction and estimating experience required. (You will not be considered without direct construction estimating experience).
- High-School diploma or GED.
- Associate or bachelor's degree- Preferred not required.
- Multi-family Construction Experience
- Proven experience as an Estimator in the construction industry
- Strong knowledge of construction methods, materials, and techniques
- Proficient in using estimating software and tools (Stack, PlanSwift and Building Connect)
- Excellent mathematical and analytical skills for accurate cost calculations
- Ability to read and interpret construction plans, specifications, and technical documents
- Great verbal and written communication skills; and strong conflict management skills.
- Great computer skills: knowledge and proficiency in common office applications such as Microsoft Word, Excel, Outlook, and general software navigation.
- Detail oriented and highly organized with the ability to handle multiple tasks and assignments.
- Skilled in reading and interpreting blueprints.
- Traveling up to 40% of the time.
