Description
Growing Real Estate Management and Development firm is seeking an experienced Residential Property Manager to oversee day to day operations of multiple properties, including accounting, tenant relations, maintenance and repair, security, janitorial services, landscaping, snow removal, etc.
Property Manager - Residential
- Generate work orders directed to vendors or maintenance staff from daily operation to capital improvement project
- Ensure properties in compliance with company, local, state and federal safety regulations
- Ensure to follow protocols for maintenance requests, preventative maintenance
- Assist in production of periodical reports from daily report to annual inspection
- Supervise site staffs and oversee site operation
- Control inventory and supply materials
- Coordinate regular inventories of all business property
- Obtain estimate bids for repairs at properties
- Generate and track service orders, approvals and distribution
- Sort, code and ensure accuracy and compliance with contracts of all properties
- Verification of all invoice amounts and information
- Investigate cost reduction opportunities
- Monitor the consumption of utility including sub metering system
- Communication with Tenants and site staffs
- Assist corporate accounting with questions related to the properties and resolution of vendor issues
Requirements:
- Bachelor's Degree from fouryear College or University preferred
- Knowledge of OSHA laws and regulations
- Participate in trainings in order to comply with existing and new laws
- Understanding basic building mechanic system
- Strong knowledge of NYC housing codes, preventative maintenance procedures
- 4 year's industry experience
- 5+ years of directly relevant Property Management experience
- Excellent people skills
- Ability to effectively communicate both orally and in writing with peers, managers and clients
- Have own transportation
