    LYNOUS Talent Management has been retained on an exclusive basis by a commercial real estate investment and operating company based in Dallas, Texas. Our client is a smaller company but is continuously growing. They have acquired office and industrial properties managing all aspects of property operations, project leasing, construction, accounting, and asset management. This company is one of the most tenant-centric companies and it is at the core of their management philosophy.

    POSITION

    Our client is seeking an individual that has experience with commercial property management to assist with the Property Management Team with one Class B Office Building in Dallas. The ideal candidate will have a minimum of five years' experience as a Property Manager and looking to advance to a Senior Property Manager role within the company. Management responsibilities are day‐to‐day property management functions, including but not limited to: tenant relations, property maintenance, property appearance and condition, contract and vendor management, and support for leasing activities. Experience in property sales and estoppel certificates is a plus

    RESPONSIBILITIES

    ·Oversees Management Team (Assistant Property Manager, Sr./Building Engineer, Day Porter, Security Officers)

    ·Maintains Management Office Hours, Monday – Friday 8:00 AM – 5:00 PM. As a full-time, exempt position, 40 hours of work per week is required at a minimum.

    ·Develop and maintain excellent relations with tenants.

    ·Respond to tenant needs and requests directing maintenance staff and vendors to resolve problems.

    ·Lead and direct management and maintenance staff in daily duties

    ·Oversee daily operations of the property including collection of rent, payment of expenses, and maintenance of buildings, grounds, and equipment.

    ·Administer leases, ensure compliance with lease terms and issue all required legal notices.

    ·Prepare annual budget and escalations, CAM, Tax, and Insurance billings to tenants.

    ·Update and prepare monthly reports.

    ·Supervise the planning, budgeting and control of capital improvements including tenant improvements.

    ·Contract with 3rd party vendors and supervise work performed.

    ·Walk property quarterly with vendors to ensure upkeep and high-level appearance of all exterior and interior areas.

    ·Perform regular inspections of the property with engineering staff.

    ·Walk vacancies monthly with janitorial staff and engineering staff.

    ·Interact with the asset manager to ensure that short- and long-term objectives for the property are being met and any concerns are identified.

    ·Interact with accounting department to keep tenant and vendor accounts accurate and timely and coordinate financial information for reporting.

    ·Interact and assist leasing with tenants and prospects.

    ·Walk any active construction/tenant improvement job weekly.

    ·Work to improve knowledge and proficiency of management skills and increase high level knowledge of "big picture" aspect of managing real estate assets for third party owners and/or in-house ownership.

    ·Mentor, teach and work with Assistants to enable each to achieve promotions and enhance their career paths.

    QUALIFICATIONS

    ·High School Diploma required, preferably Bachelor's Degree

    ·5-7+ years of commercial property manager experience

    ·Experience in property sales and estoppel certificates is a plus

    ·Ability to perform basic mathematical calculations (+,-,*,/) for determining discounts, interest, commissions, and prorations

    ·Proficient real estate property accounting and developing property budgets, reviewing operating expense reconciliations, and overseeing the AR and AP process

    ·Ability to interact with tenants, employees and vendors in a professional manner

    ·Strong working knowledge of the MS Office suite and proficient in Excel and Word

    ·Excellent verbal, written, communication and interpersonal skills

    ·Excellent organizational and time management skills, including proficiency in evaluating and prioritizing issues

    ·Ability to effectively manage teams of professionals, including both employees and vendors

    ·Ability to work well under pressure and against tight deadlines

    ·Effective at multi-tasking

    ·Must have strong work ethics

    ·Strong attention to detail

    ·Experience with Yardi, PM 2000, or similar property management / accounting software program, a plus++

    ·Experience with Work Order software program and its intended function

    ·Experience with managing facilities-related personnel, particularly in the field of commercial property maintenance and janitorial responsibilities

    ·Thorough knowledge of applicable accounts payable/general ledger systems and procedures, financial chart of accounts and corporate procedures

    COMPENSATION

    The compensation includes a competitive base salary and annual year-end bonuses. A comprehensive benefits package to include Paid Time Off, and Insurances (Health, Dental and Vision), 401K, Life and Disability
