Job Overview:


This position shall be responsible for oversight and management of building and equipment maintenance as it relates to the Wells Pharma of Houston, LLC facility.


RESPONSIBILITIES
The Facilities and Maintenance Technician/Supervisor/has direct oversight of maintenance. Responsible for ensuring that the lighting on the exterior of the building is sufficient.

Responsible for ensuring that the lighting on the interior of the building is sufficient. Responsible for ensuring that there are no plumbing issues in the restrooms or breakrooms. Responsible for ensuring there are no electrical issues.


Responsible for the minor repairs to the facility, such as caulking, drywalls, building office equipment, such as desk and chair.


Responsible for temperature control in the facility as it relates to HVAC systems Responsible for oversight of outside landscaping performed by contracted services.

Responsible for ensuring that spare parts are maintained for the facility repairs and or replacement parts. Responsible for ensuring that the parking lot, emergency lighting, and other signage are maintained.

Responsible for ensuring that equipment and furniture, not used in classified areas are maintained Responsible for ensuring that equipment installation and placement do not violate a fire code or present a hazard

Responsible for maintaining a neat and organized workspace and tools

Responsible for identifying the correct vendor for services needed, negotiating contracts, and oversight of major projects outside of the scope of your responsibilities as a Facilities and Maintenance Technician/Supervisor


Responsible for maintaining adequate records of scope of work, fees, and contact information, if applicable Maintain new equipment requisitions through established procurement and approval process utilizing the commissioning program established.

Responsible for monitor warranties and guarantees to ensure that the extend of the warranties/guarantees are utilized.

Responsible for creating a work order ticket and tracking status through to completion.

Responsible for ensuring that preventative maintenance is performed on all equipment and documented accordingly

Responsible for other related tasks assigned by management.


REPORTING AND ACCOUNTABILITY
The Facilities and Maintenance Technician/Supervisor will report to Senior Management


The Facilities and Maintenance Technician/Supervisor will be responsible for and accountable for the exterior and interion of the building and non-critical cleanroom equipment.

The Facilities and Maintenance Technician/Supervisor will ensure that the HVAC system is in a state of control at all times and will report issues/equipment failures to Senior Management immediately


This position shall assist Validation with the commissioning and decommissioning of equipment under the direct supervision of the equipment owner or validation engineer.


Incumbent shall also create and establish various reports, assessments, checklists and audits as required to ensure the proper maintenance of all assets and land property for Wells Pharma of Houston
.



QUALIFICATIONS
Experience with general facility maintenance as it relates to lighting, plumbing, and electrical.


Knowledgeable about HVAC systems as it relates to general maintenance and repairs, and troubleshooting Mechanically incline to be able to make general repairs as for carpentry, drywall, caulking, measuring, and how to use hand tools.

Experience in reading electrical, plumbing, HVAC, and other schematics/drawings

At least 3-5 years of experience in a facility, preferably in a pharmaceutical environment or such as CMRT/CMT

At least 1-3 years of experience with HVAC, preferably with a HVAC certification, such as EPA 608 Certification

EDUCATION and/or EXPERIENCE


High school diploma or general education degree (GED); or 3-5-year related experience and/or training; or equivalent combination of education and experience.
