    Description


    • Perimeter check daily of the property fence for inspection/cleanups/repairs


    • Thorough property checks after any storm for fallen branches to be cut and cleaned up


    • Trimming of smaller low branches on trees and crossing sidewalks


    • Clean sidewalks as needed during the year


    • Weekly check of front porch, carport, end of buildings and street lighting, replace as needed


    • Cleaning out all 1st story gutters front and back and repair if needed

    o Residents need 3 days' notice to move patio pants and furniture

    o Clean off patio's if left with debris


    • Power wash sidewalks where there is mold that gets slippery when it rains


    • Clean mud off sidewalks in low areas by buildings 30, 36 and in carports


    • Repair/Replace fences fully or partially and stain


    • Repair patio fence gate hardware, fence boards


    • Re-stain current fences if needed (many need to be power washed first)


    • Repair soffit eaves, replace rotten wood, paint etc.


    • Repair and replace shutters


    • Paint Front doors and shutters


    • General repairs (soffits, wood trim, electrical, lighting, lamp post)


    • Clean Pool daily when uncovered for pool season and blow off pool area of leaves etc.


    • Clean all French drains in spring and fall


    • Paint stairs when needed


    • Minor irrigation repairs (drip lines with holes etc.)


    • Keep sump pumps clean of debris-check Spring and Fall


    • During ice and snow open main gates


    • During ice and snow put sand on all two-story stairs (16 total)


    • Put on faucet covers at all buildings for winter freezes, wrap pipes, check before each freeze


    • Spring, pickup faucet covers (return to storage), hook up all water hoses, inspect for damages/replace
