Position Summary:


The Lead Developer position for MRA Group and its related entities ("Company") is responsible for the planning, development, financial analysis and accountability, and managing of the development of Chestnut Run Innovation and Science Park (CRISP) for Company related entities and Company clients.

This is a management position with broad responsibilities for planning, execution, and delivery of development projects and other key initiatives.


Primary Responsibilities:

Campus Planning:Liaison with the Executive Team, VP of Engineering and other Company leaders to manage and execute the overall master plan for the CRISP campus.

Jurisdictional Research & Due Diligence:Identify pertinent development issues and standards that will impact any campus related projects. Work with the Executive Team to resolve accordingly.

Land Use Process & Entitlements: Manage a team of coworkers and consultants to work required processes and obtain entitlements for each campus project. Review plans to determine viability, cost, zoning requirements, local ordinance, and acceptability to the company for each campus project.

Municipal & Governmental Approvals: Become familiar with jurisdictional approvals needed for each campus related project. Engage with municipal officials, consultants, and community while managing the process to obtain local, state, and federal permits and/or approvals as needed.

Equity & Debt: For each campus related project, strategize and work with Executive Team as needed for projects throughout development and construction. Participate in loan closing process from entity formation, closing checklist, to loan documentation. Including construction and permanent financing.

Contract Administration: Negotiate contracts that appropriately allocate risk. Understand legal, financial, and risk management for each contract. Administration of contracts for design and construction dependent upon the agreed delivery method.

Lead Design, Engineering, and Construction Teams:Manage the campus project team throughout design, bidding, preconstruction, permitting, construction, and construction administration per each contract agreement to meet development goals (scope, schedule, and budget). Integrate cost and schedule controls throughout.

Develop & Manage Project Scope, Schedule, and Budgets: For each campus project develop and maintain a detailed project scope, schedule, and budget consistent with the approved project proforma.

Coordinate Project Accounting & Financial Reporting:Thorough understanding of construction and development accounting practices. Work with MRA's Finance Team and review and approve all monthly and quarterly project financial reports and statements for each campus project.

Communicate: Provide transparency and clarity into all activities using agreed upon project management tools including regular updates on any campus Projects to include, at a minimum, the status of scope, schedule, and budget.

Other: Such other duties and responsibilities as may be assigned by MRA's Executive Team to be performed in connection with the business of MRA.


It is understood that all MRA personnel must be accountable for their decisions and actions, and for the decisions and actions of their respective team.

The Lead Developer is accountable and responsible for the actions, decision, and outcomes of all assigned Projects and project team members.


Authorities:


The Lead Developer shall have the authority to act on the decisions necessary to fulfill his/her responsibilities in accordance with approved development plans and budgets.

These decisions may be broad based and relate to numerous variables.

The nature of these variables may include financial issues, budget control, scope definition, scheduling, quality control, engaging qualified consultants, architects, contractors, etc., and providing education and training to personnel as needed.


It is understood that the position of Lead Developer will require a high level of flexibility, creativity, and ingenuity in order to meet sometimes conflicting project goals, within the criteria set forth herein.

The Lead Developer will strive to develop, within a reasonable timeframe, those additional skills necessary in order to meet Company goals within the criteria established.


Qualifications:


  • Bachelor's Degree in a design or construction field.
- +/-10 years of experience in design, construction, and development.

  • Experience in local development, land municipal approvals, and construction.
  • Computer proficiency: Procore, Banner, MS Project (in addition to basic Microsoft tools).
  • Strong work ethic coupled with expertise across the full range of real estate development activities and the ability multitask and prioritize with mínimal direction.
