We are seeking an Assistant Operations Manager for downtown Allentown with ability to oversee various aspects of property on-site operations.

The position will require the ability to work in a fast-paced team environment, as this person will be working together with Community Managers to achieve their collective goals.

Your responsibilities would include maximizing the efficiency of City Center Residential's operations.


Specifically, this employee will:

  • Manage apartment turnover process maintain a turn schedule, coordinate vendors, ensure apartments are turned on time and within budget
  • Identify and incorporate process improvements, including methods to minimize days vacant
  • Schedule and coordinate with vendors and residents on work orders
  • Maintain fixed asset records
  • Contract bidding and negotiation
  • Provide quality control for vendor service contracts
  • Manage process for resident movein and moveouts
  • Perform operations analysis and present executive level summary reports on metrics
  • Identify and implement methods for cost control, quality improvement, and process improvement
  • Arrange monthly property inspections and collaborate with the community manager and vendors to ensure that repairs are completed
  • Develop a longterm campus plan to schedule and execute the painting of hallways and coordinate necessary repairs
  • Conduct all business in accordance with policies and procedures, Fair Housing, Americans with Disabilities Act, and all other Federal and State laws.

Professional Requirements:


  • 3 + years of property management preferred, but not required
  • Ability to work in very collaborative, dynamic, and resultsdriven organization

Skills:


  • Ability to communicate effectively with vendors, Maintenance Technicians, Community Managers and Executive Level
  • Time management and ability to work independently
  • Personable and professionally persistent
