The Chapman House is currently seeking a full-time Maintenance and Safety Director for our Auburn, Maine facility.

***: The Maintenance Director oversees the general maintenance, safety, and janitorial duties within the building. The Maintenance Director will lead efforts in providing a safe and welcoming environment for all our residents and staff. Additionally, the Maintenance Director is responsible for ensuring compliance with life safety codes, emergency preparedness, and safety data sheet requirements. The position entails managing and supervising both the maintenance and housekeeping departments, overseeing building vendor relationships, and being on call to address emergency issues. Our Maintenance Director is a crucial member of the leadership team and organizational culture.


ESSENTIAL DUTIES AND RESPONSIBILITIES:


  • Leads all maintenance and housekeeping staff. (Training, recruiting, performance management, time sheets)
  • Supports welcoming new admissions by preparing the room, assisting families with moving in and setting up rooms.
  • Creates and develops and maintains policies, and trains all staff, regarding life safety codes, emergency preparedness, SDS, OSHA and other safety requlations as necessary.
  • Manages preventative maintenance program on equipment and building structure, keeping records of all inspections. In coordination with vendors as necessary.
  • Performs general maintenance, repairs, and upkeep of building and grounds including, but not limited to painting, carpentry, repairs, lawn care, assisting with minor mechanical problems, plumbing adjustments, snow removal, keeping building/grounds free from refuse and litter, and placing gravel/salt on ice to prevent falls or injuries.
  • Partners with Administrator regarding ongoing projects, estimates for future projects, and departmental related issues.
  • Manages departmental budget, and acquires quotes and proposals as needed.
  • Assists with the proper storage of food and paper product deliveries as needed. Assures a threeday emergency supply of water, food and paper products are available per regulation.
  • Attends trainings as required or appropriate to stay up to date with current maintenance and safety code requirements

OSHA)


QUALIFICATIONS NEEDED FOR POSITION:


Experience and Skill Requirements:


  • At least two years of prior experience in maintenance preferred. Experience with use of light tools and carpentry.
  • Handy when it comes to fixing things; mechanical ability.
  • Ability to follow OSHA safety standards after inservice.
  • Ability to follow instructions and written policies/protocols as required.
  • Ability to understand and follow policies on blood borne pathogens/ Hazard Communications.
  • Ability to handle and respond to emergency incidents and follow all internal policies and procedures.

Education/Knowledge Requirements:


  • High school diploma or the equivalent preferred.
  • General knowledge of building and related systems maintenance, as well as grounds maintenance.
  • Knowledge of lawn care, carpentry abilities and ability to use lawn mower and snow blower.

Residential living environment for senior women. Work is performed in various settings, both indoors and outdoors in various weather conditions. The position includes potential exposure to human waste, blood and body fluids. The position requires flexibility in the schedule and the willingness and ability to respond to emergencies 24/7.


Pay:
$ $23.93 per hour
