Job Summary/objective:


Under the supervision of the Site Director, the Director of Building Services will be responsible for all daily maintenance and preventive maintenance of all heating, plumbing and electrical systems.

The Building Services Director reports directly to the Facility Director.


Essential Functions:


  • Reasonable accommodations may be made to enable individuals with disabilities to perform these essential functions of Director of Building Services._
  • Supervising maintenance staff, ensuring buildings are maintained in a clean and sanitary condition in accordance with the maintenance staff job description
  • All repairs in building, offices, recreation area, common areas and vacant apartments for new residents.
  • Maintaining in a decent, safe and clean condition outside grounds, to include front of building, backyard and fire escape, roofs and drains in all areas.
  • Purchasing and keeping records of maintenance materials; maintaining records on all storerooms, supplies and tools for staff.
  • Inspecting buildings, grounds and office space to ensure that preventive maintenance is being performed on a regular basis.
  • Assure that the buildings are covered by maintenance staff at all times in the event of an emergency, including snow removal
  • Responsible for preparing schedule for maintenance staff and operating manuals for all equipment
  • Maintain all keys for offices, apartments and basement areas.
  • Identify and monitor work of all outside contractors.

Supervisory Responsibilities:

This position supervises the maintenance staff.


Work Environment:

The employee does not work in an office environment. While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles. The noise level in the work environment can be loud. The position regularly works in outside conditions that include inclement weather and heat and humidity.


Physical Demands:


The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk or hear.

The employee frequently is required to stand; walk; use hands to fingers, handle or feel; and reach with hands and arms.

The position lifts heavy objects, walks and stands for long periods of time under adverse field conditions.

The employee lifts, pushes, pulls or carries objects; uses abdominal and lower back muscles to provide support over time without fatigue.

The position requires good manual dexterity (hand, hand with arm, two hands) and multi limb coordination. The position requires the ability to quickly move arms and legs. The employee must have excellent stamina.


Position Type/Hours of Work:

This is a full-time position, and hours of work and days are Mondays through Fridays, 9:00 a.m. to 5:00 p.m., except when there is a morning or evening meeting.

As Director of Building Services, there is a requirement to work additional hours and be available by telephone as needed.


Travel Required:

Travel is primarily during business hours.


Required Education and Experience:


  • Associate Degree from an accredited college, High School Diploma or GED.
  • 35 years of experience in building construction, maintenance repair and prior experience supervising staff
  • Boiler operator certification preferred
  • Certificate of Fitness Pl6 Low PSI oil burner is required
  • Valid NYS Driver's License.
