Essential Duties and Responsibilities:


  • Provide analytical support to BentallGreenOak's asset management team for operations, dispositions, acquisitions, and due diligence of commercial real estate investments.
  • Conduct frequent financial modeling exercises and strategic asset reviews throughout the investment cycle of assets, including investment underwritings, returns projections and reforecasts, hold/sell analyses, lease analyses, debt covenant tests, construction funding reviews, REIT distribution calculations, and JV dilution analyses.
  • Monitor assets' performances and compliance, negotiate with external parties, including tenants, brokers, contractors, lenders, etc., and dynamically adjust strategies amidst market volatilities.
  • Perform comparable lease and sale analyses, investment lending rates research, and market data mining, in order to derive accurate modeling assumptions and devise internal investment and debt valuation guidance, for the purpose of reviewing and validating external asset appraisals at fundmandated cadences.
  • Provide quantitative, analytical, and clerical support for debt refinancing and asset disposition procedures, and coordinate amongst different teams within the organization as well as external advisors and related parties to facilitate successful transactions.
  • Develop presentations, draft memoranda and periodic reports for internal counterparts, including investment committee, portfolio management, and risk management, as well as external parties, including clients, investors, lenders, JV partners, legal counsels, and other related parties.

Qualifications:


Demonstrated experience must include:

  • Performing complex financial modeling analysis and strategic asset reviews throughout the lifecycle of real estate investment assets.
  • Participating in the negotiations of leases, loan modifications, construction, and other contractual arrangements with external parties to facilitate successful transactions and create value.
  • Utilizing market data tools to synthesize and present relevant market data using Excel and PowerPoint.
  • Performing Internal Rate of Return, Net Present Value, Debt-Service Coverage Ratio, and Dividend Yield, and Discounted Cash Flow calculations.
  • Analyzing standard financial statements, creating financial projections and reports, and presenting findings to management and stakeholders.

Education and Experience:


Requirements:

Bachelor's degree, or foreign equivalent, in Finance, Mathematics, or other closely related quantitative field and one (1) year of experience as a Financial or Investment Analyst, or related position involving real estate investment, asset management, or private credit lending.


Salary Range:

$85,000 - $125,000
