- Work with landlord and tenants to perform improvements, white-box renovations, and ground-up construction
- Interview Leasing Rep/Owner/Facility Manager and prepare formal scope of work and bid specifications
- Provide a budget number to Leasing Rep/Owner/Facility Manager for required work and estimate of time required to complete project
- Acquire bids for drawings and review all drawings and note changes with architect/engineer and verify that all local, state, and fire codes are met
- Send project to contractors for bids, review bids per line item pricing, and select general/subcontractor
- Apply for and pull permits
- Review with general contractors to verify all work in scope is included in bid and price is accurate to prevent any hidden charges or change orders
- Investigate ways to value engineer project
- Present pricing to Leasing Rep/Owner/Facility Manager
- Review scope with selected general/sub-contractor
- Review payment procedures and requirements
- Negotiate construction contracts with general/subcontractor with scope of work outlined and write schedule timeline of work to be performed to verify completion date
- Arrange pre-construction meetings with general and subcontractors when possible
- Perform walkthroughs during construction to ensure quality and proper materials are being used, resolve any issues, and ensure timeline will be met
- Perform post-construction, provide punch list items, and follow up until punch lists are completed
- Review construction draw requests for accuracy and all required documentation
- Manage all plans and their storage and filing
- Obtain property surveys and apply for parcel splits and modifications
- Perform other related duties as assigned
- At least 3 to 5 years of experience in construction management or superintending
- Ability to accurately read drawings and to read and make minor modifications to CAD files
- Ability to communicate clearly and effectively with fellow employees and contractors
- Ability to coordinate several jobs at the same time and maintain updated progress
- Proficiency in Microsoft Outlook, Excel, and Word
- Ability to travel up to 50% of the time

The Construction Manager is responsible for oversight of tenant improvements, building renovations, vanilla-box renovations, remodeling projects, and ground-up construction in a national portfolio of shopping centers, office buildings, and flex buildings. This position is based in the Indianapolis office.
Essential duties and responsibilities:
Required skills and experience:
Attendance: Regular attendance in the Indianapolis office is essential to the Company's efficient operation and is a necessary condition of employment.
Physical demands: While performing duties of the job, employee is occasionally required to stand, walk, and sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk and hear. Employee must occasionally lift and/or move up to 20 pounds. Specific vision abilities required by the job include close and distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Work environment: The noise level in the work environment is usually moderate. When traveling or outside a shopping center, the noise level may be higher than in the office environment.
