    Job Title: Assistant Community Manager
    Schedule: Monday-Friday, 8am-5pm (parking provided in private lot)

    Duration: 1 to 3 months contract

    Location: Portland, Oregon

    Pay Range: $18-$25 per hour

    Responsibilities:

    • Assist the Community Manager in overseeing complex operations to maintain maximum occupancy through consistent outreach and advertising efforts as per the Affirmative Fair Housing Marketing Plan.
    • Submit weekly reports promptly and maintain organized records at all times.
    • Implement policies outlined in the Management Policies Manual (MPM).
    • Ensure compliance with federal and state regulations, including posting Grievances and Appeals Procedure, "Equal Housing Opportunity," "Justice for ALL," and labor posters.
    • Notify residents of Rental Assistance assignments as directed by the corporate office.
    • Facilitate the transfer of over/under-housed residents to appropriately sized housing units.
    • Conduct apartment showings, process applications, and screen applicants to determine eligibility based on company policies, regulations, and procedures. Complete move-in documentation and coordinate utility transfers.
    • Familiarize yourself with rental agreements and residency policies and effectively communicate them to residents.
    • Manage resident evictions, including serving appropriate notices and coordinating necessary services.
    • Maintain waiting list files for eligible applicants and records of removed/rejected applicants, ensuring a sufficient pool of eligible candidates at all times.
    • Collect rents, manage petty cash, maintain accurate accounting records, and make timely deposits. Handle late charges, NSF fees, and other charges as necessary. Issue rent increase notices to residents.
    • Organize and maintain resident records, ensuring an adequate supply of forms and postage.
    • Assist in preparing budget recommendations and submit them to the Community Manager for review as part of the annual budget process.
    • Foster positive relationships among tenants, staff, property owners, and the local community.
    • Enforce house rules in accordance with company policies and maintain a courteous and helpful demeanor at all times. Keep track of tenant demographics and unit occupancy.
    • Provide recommendations to management for the improvement of company policies, procedures, and practices.
    • Ensure regular and reliable attendance during scheduled hours.
    • Perform any additional duties as required.


    Property Description:

    • 10-story building with 90 units
    • Property is secure, but located in an area with significant transit traffic
    • Full-time coverage required for tenant needs Monday to Friday, including management of the waitlist for available units.


    Requirements:

    • Property Management Experience: Prior experience in property management or a related field is necessary.
    • Fair Housing Knowledge: Understanding of federal and state fair housing laws is required.
    • Communication Skills: Strong verbal and written communication abilities are essential.
    • Attention to Detail: Ability to maintain accurate records and follow procedures meticulously.
    • Customer Service: Dedication to providing excellent service to residents is crucial.
    • Organizational Skills: Must be able to prioritize tasks and manage time effectively.
    • Problem-Solving: Capacity to identify and resolve issues efficiently.
    • Computer Proficiency: Familiarity with property management software and Microsoft Office suite is preferred.
    • Team Player: Ability to collaborate effectively with colleagues and external partners.
    • Flexibility: Willingness to adapt to changing responsibilities and occasional evening or weekend work.
    • Education: High school diploma or equivalent required; additional education or certifications in property management are a plus.
