The Opportunity


Howard Hughes Holdings owns, manages, and develops award-winning master planned communities, as well as operating properties and development opportunities including: The Seaport in New York; Downtown Columbia, Maryland; The Woodlands, The Woodlands Hills, and Bridgeland in the Greater Houston, Texas area; Summerlin, Las Vegas; Douglas Ranch, Phoenix and Ward Village in Honolulu, Hawaii.

As we continue our commitment in creating innovative placemaking, we have formed Seaport Entertainment.

Seaport Entertainment, a newly formed division comprising the company's entertainment-related assets in New York and Las Vegas—including the Seaport in Lower Manhattan and the Las Vegas Aviators Triple-A Minor League Baseball team, as well as the company's ownership stake in Jean-Georges Restaurants and its 80% interest in the air rights above the Fashion Show Mall.

Howard Hughes Holdings Inc. is establishing Seaport Entertainment with the intention of completing its spinoff as a publicly traded company by year-end 2024.

The planned separation of Seaport Entertainment from Howard Hughes would allow the new company to operate independently as a pure-play entertainment enterprise, equipped with a robust team of industry leaders to ensure its long-term success.


The Role
Seaport Entertainment is looking for a Property Accountant based in New York, NY. The Property Accountant is responsible for maintaining accounting processes and producing reporting required for the commercial property portfolio.

The Property Accountant will perform the day-to-day accounting and financial processes related to the assigned properties while also preparing variance analyses, forecasts and budgets.

This position is responsible for the accounting of real estate assets, closing the books monthly and maintaining records, including all the ancillary accounting related to these assets.


What You Will Do

  • Prepare the monthly financial statements for multiple properties, ensuring all journal entries, account analyses, and reconciliations are completed in a timely manner and are in accordance with GAAP.
  • Complete all monthly account reconciliations for cash, receivables, payables, accruals, and prepaid expenses.
  • Review and analyze financial information to prepare monthly variance analysis reports, balance sheet review, cash flows, and other accounting and asset management monthly reports.
  • Participate in monthly meetings to review financial statements with Management.
  • Review invoices to ensure correct account coding and expense allocations
  • Prepare appropriate schedules to support quarterly and yearend balances for management and for internal/external audit purposes.
  • Assist with preparation of financial reports for the company's quarterly SEC filings.
  • Work with leasing and operating teams to prepare reforecasts and budgets.
  • Prepare monthly tenant billing and review/resolve AR balances.
  • Review fixed asset additions, dispositions, in accordance with the company's capitalization policy and book depreciation expense.
  • Abstract leases and licensing agreements and enter them into the accounting system.
  • Prepare annual tenant expense recovery reconciliations as needed.
  • Support the information needs of the corporate departments that are responsible for legal collection efforts, real property tax assessments, capex projects, lease initiatives and financing due diligence.
  • Assist property management with accounting related inquiries and special projects as needed.

About You

  • Minimum 4 years of experience in accounting. Preference given to real estate industry experience.
  • Ability to prepare and analyze detailed financial statements and information.
  • Excellent communication and interpersonal skills.
  • Must be deadline focused, organized and exhibit problem solving skills.
  • Must be selfmotivated and work with little supervision.
  • Interact effectively as part of a team and build positive relationships with employees at all levels within the organization.
  • Must be able to thrive in a fastpace, dynamic setting with competing priorities.
  • Experience with Microsoft Dynamics 365 a plus.
  • Proficient with Microsoft Office, including expertise in Microsoft Excel.
