OVERVIEW
Responsible for overseeing the maintenance and repairs of Catholic Community Services (CCS) offices, housing facilities, and fleet vehicles.

Supervises maintenance staff; ensures buildings, equipment, grounds, and vehicles are safe and in good repair at all times; and monitors to ensure all safety and health requirements and city/county/state code compliances are met.

Must be proficient in all areas of maintenance, including plumbing, electrical, carpentry, welding, drywall, flooring, appliances, and overall general construction knowledge.

Position may from time to time be stressful. May perform other duties as assigned.


ESSENTIAL FUNCTIONS

  • Oversees the general maintenance of all facilities, equipment and grounds, including interior, exterior, and all building systems
  • Oversees the acquisition, maintenance, registration, and disposal of organization vehicles
  • Develops and maintains facility and vehicle risk assessments, long
- and short-term maintenance schedules, and replacement/disposal plans

  • Tracks and ensures all tangible assets are in compliance with Occupational Safety Health Administration (OSHA), licensing, and Arizona Department of Transportation (ADOT) requirements.
  • Inspects facilities and vehicles on a regular basis; ensures required safety inspections of all facilities and completes appropriate documentation; performs licensing and other regulatory standards reviews of facilities and vehicles, documents the inspections and outcomes, and makes appropriate reports and recommendations to ensure CCS remains in compliance
  • Maintains staff by recruiting, selecting, orienting, and training Facilities employees
  • Provides ongoing staff supervision and regular, structured monthly supervision meetings to maximize employee performance and ensure a positive work environment
  • Ensures effective performance management and development of direct reports by enhancing knowledge and skills through communication of clear expectations and continuous feedback and interactions
  • Provides a broad range of administrative and supervisory functions including finance and budgetary responsibilities, information systems integration, and grievance/complaint resolution
  • Provides input and manages assigned building and maintenance budgets to achieve business objectives
  • Develops and maintains a list of subcontractors to cover all major trades required to assist maintenance of assigned properties
  • Assumes responsibility for obtaining materials needed for work performed; orders and/or purchases maintenance supplies for facilities covered; ensures agency procurement processes are followed regarding documentation, purchase orders, etc.; performs timely credit card transaction submittals
  • Solicits and manages requests for proposals (RFPs) for contractorprovided services
  • Provides project management for internally staffed construction projects
  • Pursues improvement opportunities and provides technical support for capital improvements
  • Followsup on service and maintenance requests weekly to measure satisfaction
  • Maintains comprehensive communication among all contacts (internal and external)
  • Models professional standards and ethics in accordance with agency philosophy
  • Responsible for special project supervision, including obtaining bids, making vendor recommendations, and oversight of small to large projects related to facilities maintenance; maintains all documentation required for projects; coordinates outside vendors and oversees work performed to ensure it meets agency standards; supports and contributes to agency construction project teams
  • Provides afterhours, weekend, and holiday emergency coverage as needed
  • Promotes ongoing commitment to excellence and continual quality improvement to ensure the highest quality of services to staff and clients
  • Performs other duties as assigned

MINIMUM REQUIREMENTS


Suitable work experience may be considered as transferable skills in order to meet minimum requirements of the position and will be considered by the Executive Director of Human Resources.


  • Bachelor Degree in Facilities Management, Building Service Management, Civil Engineering, or related discipline
  • At least 3 years of experience in facilities management, including all aspects of supervising employees
  • Demonstrated ability with Microsoft Office (Word, Excel, Outlook)
  • Must be able to stoop, bend, squat, sit on floor, and ambulate over uneven floor surfaces including stairs and steps; must be able to visually and auditorily assess situations to ensure health and safety; must be able to climb ladder and work in restricted workspaces; must be able to lift heavy objects weighing 50 pounds or more; position is expose
