Multi-family apartment community: Connect on Missouri (136 total units) 1737 W Missouri Ave, Phoenix, Arizona 85015
Schedule:
Monday - Friday from 7:00am - 4:00pm. This position will be part of the region based rotating on-call schedule for after hour emergencies.

Compensation Package:
- Competitive hourly pay rate of $30.00
- Renewal commission opportunities of $90.00 per file that are split evenly between the site team

Administrative:
- Comply with all Fair Housing and Equal Housing Opportunities requirements
- Comply with appropriate state landlord/tenant statutes
- Comply with OSHA safety regulations
- Attend training and development seminars
- Communicate daily with the Property Manager, and perform tasks as requested
Asset Preservation:
- Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
- Ensure preventative repairs are done on a regular basis
- Ensure that recalled appliances are promptly replaced
New Resident Preparation:
- Complete apartment turnovers within three days of vacancy
- Communicate with Property Manager on turnover schedule
- Ensure apartment turnover time is minimized by conducting pre & post moveout inspections
General Maintenance:
- Sustain inventory of tools, supplies, and materials
- Organize and maintain an orderly maintenance shop and storage areas
- Being oncall for afterhour maintenance emergencies on a rotating schedule, and responding immediately
- Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry
- Maintenance of pool/spa (if applicable)
- Inspect to ensure the quality of work being completed by vendors is of the highest standard
Resident Experience:
- Complete work orders within 24 hours of submission to the community members satisfaction
- Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
- Paint interior and exterior surfaces as necessary
- Interact with current and future community members in a professional, courteous, and nondiscriminatory manner
What You'll Need:
- Authorization to work in the United States
- High School Diploma or equivalent
- Reliable transportation
- 2+ years of experience in multifamily maintenance
- 1+ years of experience in supervising staff
- Possess your own hand tools
- General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
- Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multitask, resolve conflicts, and engage in cost/benefit analytical decisionmaking, and ambition for continuous professional development
Your Work Environment:
- Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
- Approximately 10% in office environment using computer or tablet and phone
- Frequent lifting, pushing, carrying or pulling of 2050 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends
