Summary:
The Construction and Property Accountant
records accounting transactions and maintain accurate financial information for Residential and Commercial projects. Provide regular reporting packages to both external and internal investors. Assists with closings from an accounting perspective for acquisitions/dispositions.


Essential Duties and Responsibilities include the following. Other duties may be assigned as needed.

  • Prepare AIA Bank Draws to financial institution for construction funding.
  • Monitor cashflow needs and request capital call/funding as needed.
  • Calculate retainage requests.
  • Create Lien Waiver to subcontractors and save in appropriate directory on the network drive.
  • Process construction utility invoices through TimberScan, post to Timberline and process checks timely. This includes electric, gas, telephone, and cable invoices.
  • Escrow reconciliations.
  • Review operating results monthly to ensure accurate recording of income and expenses.
  • Explain significant variances to budget in a monthly reporting format that is presented to management for review with the support of the Controller/Assistant Controller.
  • Record security deposit activity, including deposits from new tenants and release of deposits for resident moveouts (coordinate with property management site team for fast and efficient release of deposits held).
  • Process monthly Gross Potential Rent and Rent Roll postings.
  • Prepare monthly Property Management and Asset Management Fees.
  • Maintain regular contact with property management site team to ensure proper recording of tenant ledgers in Yardi.
  • Daily review and approval of Accounts Payable invoices (ensure accurate general ledger coding).
  • Common Area Maintenance (CAM) Reconciliations for commercial/retail tenants.
  • Preparation of annual budgets.
  • Deposit/scan and record cash receipts for assigned properties.
  • Prepare and complete bank reconciliations.
  • Assist in preparation of yearend 1099s.
  • Prepare work paper packages for tax preparers so that yearend tax returns can be filed follow up on any outstanding questions posed by tax preparers and record adjusting entries.
  • Provide useful data on an as needed basis to the property management team and/or controller so that they can be responsive to partner requests.
  • Monitor and report on monthly balance sheet activity and understand major changes in balances, including the close monitoring of tenant receivables and security deposit balances for the apartment projects.
  • Other duties as assigned.

Supervisory Responsibilities
There are no direct or indirect reports.

Education and/or Experience

  • BS degree in accounting or finance from an accredited college or university
  • Minimum of 3 years of Construction/Property Management Accounting experience.
  • Proficient in Microsoft Excel, including writing formulas to complete mathematical functions.
  • Significant experience with large accounting software programs (Yardi/Timberline a plus).
  • Significant experience working and communicating with unrelated partners.
  • Working knowledge of Microsoft Word & Outlook.
  • Ability to work independently as well as with a team.

Language Skills
Ability to read, comprehend simple and complex instructions, professional correspondence, and memos. Ability to write professional-level correspondence. Ability to effectively present information on a one-on-one basis to co-workers and other employees.


Mathematical Skills
Advanced math skills - ability to add, subtract, multiply, divide, compute ratios and financial functions.
