Overview

Key Responsibilities:


  • Underwrite a variety of asset classes using Excelbased underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling;
  • Assist in the proactive monitoring and handson asset management of a portfolio of real estate equity investments throughout the US consisting of stabilized, valueadd and groundup development projects;
  • Review and analyze business plans, construction budgets and schedules, propertyoperating performance and capital improvement projects;
  • Review and monitor marketing and sales activity;
  • Liaison with operating partners and leading members of the Acquisition Teams to review business plan execution and drive asset/portfolio performance;
  • Develop and maintain detailed assetlevel cash flow reforecasting models;
  • Guide asset management team in the maintenance of detailed models to monitor the performance of investments;
  • Structure and implement various sensitivity analyzes and stress tests at the deallevel to help guide clients in difficult strategic decisions;
  • Work cohesively with the Bellwether construction management team, partners and applicable third parties; and
  • Demonstrate strong leadership abilities and effective management skills, with a desire to manage, mentor and develop team members.
  • People Management Responsibilities
  • Involved with staff selection, interviewing and training as needed;
  • Oversee the daytoday workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives;
  • Ensure that direct reports understand their duties and delegated tasks;
  • Monitor performance and development of direct reports and provide constructive and timely feedback and coaching;
  • Work with direct reports to set individual goals and deadlines and conduct regular performance reviews aligned with performance review process; and
  • Handle discipline of employees in accordance with company policy.

Professional Experience:


  • A minimum 7 years' relevant experience;
  • A minimum 3 years' experience in managing directly reporting employees;
  • Asset management experience, including development and analysis of real estatebased financial models with a focus on land and groundup development;
  • Strong experience negotiating PSAs, loan documents, JV agreements; and
  • Mastery in Microsoft Excel, PowerPoint and ARGUS Enterprise.

Education/Certification:


  • Bachelor's degree required
  • CFA or MBA preferred

Essential Skills & Competencies:

Job Knowledge & Technical Ability:Experience with property underwriting and advanced financial modeling. Have a strong understanding of the fund-level metrics to help drive decision-making on the asset level. Have a strong understanding of macro-trends that could potentially impact investment-level decisions. Have strong reviewer skills when looking at Excel-based underwriting models, including complex cash flow, budget, IRR and fund/partnership waterfall modeling.

Travel Requirements:


  • Local and/or nationwide travel to assets and client sites required on an asneeded basis, approximately 12 times per month depending on deal list.
